Happy to hear likes, dislikes, stuff I might have missed. Stuff that might be silly etc. I sent through my list of things to check or fix up on plan. Its just some minor stuff. Re: Our First Home - Ballarat - Waiting on Final Plans 42Aug 28, 2017 9:16 am Ezza78 icat2000 Got my final plans. Just a few little things. Nothing major. Onto next step. Which I believe is the engineering plans and then I think its onto build contract. I just waiting for the kitchen stone quote to come back. Hopefully its a little bit less as it was coming in a bit high. Did you raise your ceiling height? If so, you might want to consider increasing height of any stacker doors (if u have them). Raised ceiling height to 2590. Re: Our First Home - Ballarat - Final Plans (attached) 43Aug 28, 2017 9:36 pm Plans look good. I really like your floorplan, practical and functional. Looks like you'll have plenty of space! And definitely love high ceilings, mine are 2.7m and its probably my favorite upgrade. Re: Our First Home - Ballarat - Final Plans (attached) 44Aug 29, 2017 7:33 am I would have liked higher ceilings, but I had to draw the line as costs were creeping up. Trying to get my stone quote lower too. Here hoping with my new choices it comes down a bit. Re: Our First Home - Ballarat - Registered Land!!!! 45Aug 30, 2017 9:42 am Happy Hump Day Happy my Land has Registered day too. Well it registered yesterday as I stalk the SPEAR site daily and it had dropped off this morning, so I knew it had registered. Another box ticked Sarah Re: Our First Home - Ballarat - Registered Land!!!! 46Aug 30, 2017 10:00 am Congratulations!!! So both of us have to take documents down to the Post Office and pay $39 per person. Small amount but they all add up Ballarat City Council will have their paw out too for $1,150 for Community Infrastructure Levy when we go to do the building permit. I am sure there will be many more paws over the coming months. haha Re: Our First Home - Ballarat - Registered Land!!!! 50Aug 30, 2017 2:11 pm icat2000 Happy Hump Day Happy my Land has Registered day too. Another box ticked Sarah I was stalking spear too - for the last 2 days - it went crash yesterday around 1600 and then came back up for my reference number showing the compliance date as 29/08/17 - and then today morning around 0930 it went all of a sudden blank - and I knew something is happening and then got a email from developer follow my build Arden homes Votivo 37 iin south east: https://forum.homeone.com.au/viewtopic.php?f=31&t=88622 Re: Our First Home - Ballarat - Registered Land!!!! 52Aug 30, 2017 2:28 pm aloenyx Yup. Got hit with the same costs. Congrats on registration. Yeah some sort of new legislation. I believe its only valid for two years. So if you do the whole process again a couple of years later you have to re verify again. I have asked for it. The form I have to take to get verified by the Post Office is coded for my Conveyancer. We doing it on Saturday and then will drop back off at him. Re: Our First Home - Ballarat - Registered Land!!!! 57Aug 30, 2017 3:43 pm Iv only just come across your thread now! Im a ballarat boy who has moved to the big smoke! The plans are looking great, i look forward to seeing it all coming together! Re: Our First Home - Ballarat - Registered Land!!!! 58Aug 30, 2017 3:55 pm I went the other way. Moved from the Big Smoke out to Ballarat. I commute everyday to CBD. The land prices in Melbourne even on the outskirts are crazy. I mean 350K for out Pakeham. I can commute on comfortable vline for similar time it takes on the Metro from out there. It was a no brainer for me. My partner always lived in the Ballarat area. We can afford a little bit more in the house without having to over-extend ourselves. We both late to the property market having been renters for far too many years. We bought in Clyde north then sold and bought another block on Clyde north and ever since we sold prices have started to soar!! Sometimes I think it would be better to go back to Ballarat, but growing up there my whole life it's great to get out and live somewhere else! Eventually I would like to sell up and move back to another country town, I miss the fresh air! Thanks NativeZen! I can't wait to start landscaping, though it's going to be a while away yet. No movement on site yet as of the weekend. Hoping to see some earthworks… 3 2148 Can you give advice on how to get missing certificates needed for a form 21? Our bank requires us to provide one but we are missing 4 building certificates from our first… 3 56616 yes it does, you've just not understood it. theres a difference. 4 2772 |
