Where are you building and who is your sales consultant?? My price never went up since signed contract, and if they would have asked then there would have been legal battle. They did however took full time in contract to finish. I got handover already. Go to their office and ask them to see the bussiness mamager or escalate via your sales consultant. It worked for me when i had issues with a non customer friendly customer service manager. Parabatzis Jacobjie At Mid March 2017 we signed a quotation with Mimosa to build a single storey house in Truganina. During the sales consultation period, we are quite satisfied with the sales consultant's knowledge and help then decided to proceed with them. But now, we are wondering whether we make the right decision or not. There are couple things I would like to share in the forum. Firstly, it is about the additional cost to match 6star energy rating report. According to the quotation, Mimosa will provide 6star energy rating house for their standard floor plan. I understood our floor plan has been modified but I provided the following explanation to tell Mimosa the external change hasn't change the house energy rating scores comparing with the standard floor plan. Unfortunately, the administrator doesn't seem too interested in my explanation and just saying the additional cost is $1440 and the best offer is $1200. "Mimosa states that some of structural changes you made include: · Additional sliding door to Laundry · Removed window from Kitchen · Relocated window in Master bedroom · Relocated meals sliding door · Relocated family window My responses are: For dot point 3-5: Please be advised that the above items do not change the windows performance ( U and SHGC value) on the report giving the same windows type and sizes chosen as per standard plan according to the following explanation. U-VALUE The U-value is the measure of how much heat is transferred through the window. The lower the U-value the better the insulation properties of the aluminium window – the better it is at keeping the heat or cold out. In all cases regardless of climate zone an aluminium window with good insulation properties will help to improve the comfort of your home. To comply with energy reports U values must be Lower than or equal to that specified in the report. SHGC Solar Heat Gain Coefficient or SHGC is a measure of how much solar radiation passes through the window. In a cool climate, windows which have a high SHGC allow a greater amount of solar radiation to pass through, offering free solar heating for the home. Glass selection has a considerable effect on the SHGC of a window or door. To comply with energy reports. The SHGC must be within 10% of the set value. For dot point 1-2: According to the report, a single glaze sliding door has the same U and SHGC value as the single glaze window. So the energy factor of the whole house will maintain the same by removing on kitchen window then adding a sliding door to laundry. Overall, my understanding is that the external changes does not affect the computer generated energy rating report based on the information provided in the report." The administrator did not provide any further details once she received my email and still advised that the additional cost is $1200. Then I requested a manger to contact me in regarding the issue on 08/06/17. It is about 4 working days gone and still no one contact me. During this time, I tried to contact the sales consultant twice to see whether she can get Mimosa's management to contact me as well. I am still waiting to get a satisfied feedback from Mimosa's management. Secondly, it is about the project delivery time. Mimosa's paperwork states they will start on site 8 weeks after the file is handle by the administrator. It is more than 10 weeks since I got confirmed my file has been looked after by one of the administrators on 29/03/17. I don't know how much longer we need to wait before we can sign the contract since there are still some outstanding items to be ticked off e.g. developer approval, council approval and my bank's final completion on the construction loan. The land has been settled on Mid April and we are paying decent amount of interest every month for the loan. We are waiting for the house to be completed as per their promised time frame then we can rent it out asap to help our finance situation as it is an investment. I have mentioned to the administrator a couple times about the project delay and she responded that she will try to speed up things. But so far, we are still stuck with the additional cost of 6Star energy rating and not even had a chance to speak to Mimosa's management after 3 requests. To be honest, it is a very disappointed experience at this pre-construction stage. I don't know what other issues we will face in the construction stage. I don't know whether we should sacrifice the $2k deposits or not. I will keep post it about how I go with Mimosa. But so far it is not satisfied at all. Sorry to hear they stuffed you around to. We had a terrible experience with them to we just cut our losses and gave up the 2k deposit. The price kept going up with them they tried to tell us we needed a pergola which was going to be 6k mind you that was because they didn't read the developer requirements properly all we needed was matching side to match the front fascade. They also didn't read that we needed brick infills so then they wanted an extra 2k for that.
