Quick question what is the size of the block you are building on? Re: Henley Aegean 38 - KDR in Bayside 45Jul 15, 2018 8:11 pm Not just the overhang, it's the impact on the enforced position, relative to the concrete slab edge, of bottom-plate fixings. You are dead right about wanting a properly engineered solution to such a problem in such a vital location. Keep us all in the loop, eh. Re: Henley Aegean 38 - KDR in Bayside 46Jul 15, 2018 10:50 pm Great to see that the build is moving along SAFA1. It’s good to get a feel of the space once the frame is up as there’s no display of the 38. Have you engaged an independent inspector to assist with the build? Our frame report regarding the overhang referred to the relevant building regulations and recommended engineering fix which we passed onto the builder to remedy the defect. Re: Henley Aegean 38 - KDR in Bayside 47Jul 16, 2018 7:48 am Yeah. Before the frame went up it felt tiny compared to the display. With the frame up it feels a lot bigger now - we also have extra-high ceilings downstairs which makes a huge difference to the feeling of space. We only got the report on Friday afternoon and have forwarded it to Henley, so I’ll only get feedback this week. Henley were initially not chuffed about me getting an independent inspection, as their chosen surveyor is ‘independent’ and they put up a lot of resistance to it. Could make for an interesting discussion as there are a few issues which need correcting... It’s been 16 months since we paid our first deposit and there are 4 months to go. Looking back on the build process it’ll seem short but when in the process it takes ages. Changes since my last post are : roof is on and all the electrical/plumbing is complete. Walls are up and bathrooms waterproofed. Brick work is also done and they have started to render. What height is the ceiling on ground level?
