It included a large amount of asbestos removal and a large dead tree. Took a few days longer than expected but I’m not that fussed. Overall very happy with their service and I’d recommend them. Safa - doesn't it feel like things are finally moving once the house has been demolished. What's left to do with Henley for you to move on to constructions? First was the new site and soil survey (2weeks + 1 as my CRM confirmed it was booked, but didn’t then stopped working at Henley) then it’s back to the draftsmen and engineer to update diagram and slab requirements (another 2 weeks) before contract. I’m booked for contract signing on the 7th and they estimate they’ll be on site by the first week of April. Feeling emotionless/resigned about the process at the moment due to the constant chasing. Mortgage to be signed next week Tuesday and plans have had energy assessment. Henley want $8600 to do double glazing across most of the house. seems excessive. Can anyone give guidance? I don’t understand how they calculate it - I’ve got extra soundproofing in my theatre and study and have cavity sliders to close them off if necessary. This prejudiced me negatively these rooms face north and the insulation and closed doors prevents heat dissipation so places extra load in cooling. No benefit for reduced heating in winter though 🤔. The ‘sustainability’ section on their website says double glazing to all rooms but doesn’t list a start or end date to this so I’m contesting the cost as it’s contravening their published statement. We’ll likely conclude discussions by next week and start building in first 2 weeks of April. 🕺🏼 Re: Henley Aegean 38 - KDR in Bayside 33Mar 25, 2018 12:35 pm Safa - we had issues with energy rating as well with the Aegean and whilst we already had majority of the windows double glazed this is what we ended up with for a North facing house with the Eclipse façade, we had already included sarking to our roof. I believe that the energy rating for the house standard is based on a particular orientation with no LED lighting Originally we were informed that we would need to install Low-E glazing ($13869) as well as all the insulation listed below. That was ridiculous pricing, and I could not find enough information for how Low-E glazing stacked up against the Australian climate. Another option was to reduce the stacker doors but I was not going to reduce these and worked with Henley to reduce the size of some of the other windows. The leisure room upstairs already had to be frosted so no big deal to make this smaller. Study windows made sense to reduce as we were closing off this room and that means I can put a desk or couch under the window. I think the only window not double glazed is the one in the stair case. We do notice a big difference in the house temperature as it has been built with all the double glazing, especially when we had hot days in Jan and the house was at lock up, it was cool inside - so an expense that I'm hoping with reduce the energy bills. Install sarking to roof, under metal roof including garage and ground floor roof area - $1438 - Upgrade wall batts from R2.0 to R2.5 - Provide additional R2.5 wall batts and foil to garage external walls - Upgrade ceiling batts from R5.0 to R6.0 - Upgrade garage ceiling batts from R5.0 to R6.0 - R4.0 to subfloor of 1st floor - R1.5 to internal walls of laundry and bathroom - Double glaze dining and kitchen sliding doors - Reduce the following windows/sliding doors: credit Dining – 2No. 18-24 aluminium windows ilo 2No. 20-27 aluminium windows Family – 18-24 aluminium window ilo 20-27 aluminium window Study – 18-18 aluminium window ilo 20-21 aluminium window Leisure – 15-24 aluminium window ilo 15-27 aluminium window Total- $5328 excluding sarking Good luck - it's a tough gig being told that you haven't reach energy rating. We thought it would never be as high as it was as we’d already upgraded the wall batts to 2.5 and ceiling to 6.0. I’ll see what their response is based on their website advertising ‘all houses are supppied with double glazing’ without any date caveats. I’d also like to see what other suggestions they are offering as I’d rather increase soundproofing/insulation in the ceiling than glaze the windows. Yeah - it can be a shock - if you change from timber to aluminum doors and windows this can also take down the energy rating, which we did but we kept the aluminum. You may need to check when you signed your initial deposit as this would be what your inclusions are based on, not what is currently advertised with Henley on their website. We initially signed in 2016 and have the pricing and inclusions locked with Mainvue, so when they changed to Henley in Jan 2017 and had their price increase and change in inclusions, ours didn't change. All the best as you sort out energy rating and I hope that it doesn't hold up your build. Can barely contain my frustration as there have been a number of significant delays on their side so far leading up to this which required escalation. Anyway, after moving just after Christmas and demolishing at the end of Jan, we now have some progress on site in the last week or so. Slab will be poured on Monday. Not to hot and no rain with plenty of sun. Looking forward to seeing the pics of the slab and following another Aegean build. I hear your frustration and can only say, hang in there as the ride can get quite "thrilling" at times, and is definitely a roller coaster of emotions. Hachi...KDRs just takes longer. It seems that the extra processing required makes the machine break so it takes forever to get anything done.
