We have been browsing around the forum and stalking some of the amazing builds on the forum for few months. It was amazing how much inspiration we have got during this time. Today we have finally got our contract signed with quite few changes to the floor plan. Guess this will officially mark the start of our building process. I`m sure there will be many things we forgot even with all the threads we went through. Please kindly remind us. Timeline of the build. 28/02 2017 Land settled. 17/04 2017 Initial deposit paid. Aaron is our SC and he is great and very supportive through the process. One of the best SC I dealt with M. 08/06 2017 Contract signed. Waiting on final revision to pay deposit. 01/07 2017 2nd Variation received. Selected Verve Facade. 04/07 2017 Owner site prep started. 07/07 2017 Final revision for floor plan 27/09 2017 Color Selection. ------------------------ Changes we made Remove corner post for stacker door corner joint Have walk through pantry option with full length fixed window. Add shower to powder room Relocate kitchen cooktop, sink, dishwahser and fridge for Fengshui reasons. Relocate internal garage door Reconfigure Master ensuite and WIR Change all windows to double glazed Upgrade to 2*boutique stacker door with rebated track for outdoor entertainment 2.7m downstairs 2.55m upstairs Luxury pack. Add roller door to back of garage in lieu of standard Add 2*3000L water tank next to garage Add void above dining area similar to Allure Add Leisure room to upstairs Add Harry Poter room below staircase Add bifold door with rebated track to theater Add fixed windows for void, dining and family. Add ensuite to all bedrooms Add study room to master bedroom Add in wall toilet system for master ensuite and powder room. Add floating vanities to all ensuite Add 6.5kw solar with Tesla Powerwall 2 Add additional powerpoint for electric car charging station. -----M studio, electrical and tile selections are yet to come---- ouch.... At the moment we settled on the provincial facade which gauged a big hole in my pocket and postpone our swimming pool probably to indefinite. But family really loved the facade and it would allow our house to stand out among many modern builds in the area. We started with vantage 38 but ended up with hybrid baby of Vantage and Allure around 42sq. Originally we were not expecting M to say yes on such significant changes but in the end we got what we want. SC helped heaps. Our land is a corner block that is certainly on the smaller side of only just under 500m2. But on the flap side the building foot print also means only limited mowing for me XD. Went through your build just now, it was an amazing build with all the personal touches/DIYs and simple clean facade. at the moment my partner and I are considering if we should take the expensive provincial facade or have the extension. Money is now bit tight with the build even if we let go the swimming pool. Whats your thought? Provincial: 30k extra. We were going to build either the Hampshire 45 or Allure 48 with the Provincial facade but we are now going with Porter Davis to build their Hamptons facade home. I think our facade is adding approx. $21,000 to our build. The exterior of the house is as much a selling point for the house as the internal. Whenever I drive through new building developments, I don't even look twice at contemporary style homes, because in my opinion, they all look the same, and in 10 years time, they just look dated. The external of the house is also harder to change down the track. If you went cheaper fixings and fewer upgrades internally to stay within your budget, you could upgrade these things 5-10 years down the track if you wanted to. I know you're building in an already established area, but a house like that with the provincial facade is the type of home people will stop and look twice. The money spent on it now will pay it's dividends if you ever decide to sell because it will stand out among the rest and will be timeless for years to come. This is just my opinion, and I'm sure there will be many that will disagree with me, but each to their own. Appreciate the input if money was not the issue we would go with both without a doubt. You have some really good points. btw was there any reason you went with PD instead of M? No worries. There were a few things, first being we just loved the hamptons style facade which incorporated timber cladding, and seeing as we are building by the water, we thought it would fit in perfectly. Secondly, we were after a 4 bedroom 4 bathroom house, and the designs we were looking at with metricon didn't offer that unless structural changes were made. Thirdly, we just loved the floor plan of the Porter Davis home. I should add, I have built a house with Metricon about 7 years ago and I couldn't fault them, they were great. How much did it cost to get the solar and Tesla wall 2, If you dont mind me asking? Thanks Jordann. The Tesla powerwall 2 + solar was part of our package but we opt for a bigger solar panel. If you were to do it alone, it should be somewhere around $18-$20k. Depending on your lifestyle the powerwall 2 can actually be a great investment for near off grid living. we are currently running 5.5kw solar with bunch of energy efficient appliances during summer time we only buy around 5kw electricity from grid(for 5 bed 5 ppl home). With the powerwall 2 we are aiming to achieve net-zero for electricity. And yes! wait for the price to drop more.
