Browse Forums Building A New House 1 Jun 08, 2017 8:19 pm Anyone here able to advise. Long story short, we're KDR in an established suburb, 3 x re-establishment surveys have advised that our neighbour has 200mm of our land. We're ok with that, not going to try and reclaim it back. Houses were build in the 1950s. We're building to the 'boundary' on that side, so technically 200mm setback but flush with fences. Neighbour has a solid, metal gatepost (fully concreted in etc) and Metricon want him to move it as it will impede on the guttering. It's been there for 10+ years, we didn't know that it would have to move, and neighbour is solidly unimpressed. Don't really blame him. I'm taking the view that it's Metricon's problem as it's an existing structure and they should do something such as box gutters on the inside of the garage vs. overhang gutters - for example, neighbour's brick garage wall is entirely on our side land, but it's been there for 40 years. Ain't going anywhere. Will call Darbecca again tomorrow to consult but looking for expert advice... Thanks all. Re: Boundary Issues 3Jun 09, 2017 3:37 pm We kind of have the same issue. Coral built our home according to their survey. Our neighbour has built a retaining wall and concreted his fence 150mm on to our land. He did not get permission from council for the retaining wall. (he only built it after we bought our place and he did not communicate with us) When we move in we have to get it surveyed. The new owners are not going to be impressed. But yeah, it is not an issue with the builders. I'm pretty much going to use our contract and see where that gets us - no mention in the contract that the gate post would have to be removed, just the paling boundary fence. Ideally the garage guttering needs a redesign and will need to be a box gutter. Re: Boundary Issues 6Jun 12, 2017 10:14 am PVBuild Anyone else? We've just returned from looking at a Metricon KDR around the corner from us - they're not even building on a zero lot boundary (about 150mm setback), and their garage guttering is the same as yours. I think their building surveyor has stuffed this one up; as it should have been picked up at plans stage. See what happens tomorrow. thanks Chippy, i hope they have applied sealer but i am doubt to be honest, so i am gonna do this job after handover. 8 16294 You should be able to encase the sewer but you will need it designed and approved and access to lot 580 to do the work 2 17168 In WA zero lot is actually zero lot. We build 10mm in from the boundary. My house and my neighbours house have garages that sit only 20mm apart. When I had our roof done… 3 7074 |
