Browse Forums Building A New House 1 Jun 04, 2017 12:12 pm Hi all, Looking at entering the property market and building my first home in SA. Have some questions around which builder to go with but also want to factor in the loan requirements. Real quick info about me: -Single male in mid 20's -Income of just shy of $80k a year although new job starts in 3 weeks, bumping me to $92k (same employer) -Small amount of savings, approx $13k -Eligible for the first home owners grant of $15k in SA -1 small loan of $5k that I pay $169 per fortnight towards -Have a credit card but no dept on it, limit of $10k (happy to just cancel if it makes a difference though) -Currently renting at $385 a fortnight but lease is up in 5 weeks and will move back in with my parents to speed up this process I met with the guys at Metricon a couple of weeks back to discuss options in terms of loads, location of land and builds. Obviously with a number of assumptions made around footings, stamp duty, extras etc we came to a figure of about $210k (140k for the actual built, $70k for everything else) for the build of the house which would be 3 bed, 2 bath, 1 living, single garage. Now Metricon offer a couple of things including $5k to put towards your deposit and they also are happy with go through Home Start Finance which offer a graduate loan. With the money I have saved, the FHOG and the contribution from Metricon + the conditions of the graduate loan, it looks like I can get moving quite quickly. My concern is that I've been told from quite a few people that Metricon are at the higher end of the building cost levels however have also been told they're do a pretty quality job. It's a massive decision so I'll keep doing my homework but as I'm sure you've all found as well, most builders don't advertised their build costs on their sites and would rather get you in to discuss it. I'll do this but if anyone has any suggestions on who to look to, especially if they offer something similar to Metricon in terms of the contribution, that'd be appreciated.
