Browse Forums Building A New House 1 Mar 13, 2017 8:09 pm Hi There We are planning to build With Domaine Homes in Jordan Springs, our land registers in May 2017, We have got a Tender from Domaine homes but it looks in absence of contour /geotech report or soil test, they are provisioning for additional costs cost as listed below: 1. Salinity affected environment - $3000 2. H1 class slab- $2000 3. PA - provisional allowance, dropped edge beam,piering,rock excavation etc- $10,000 4. PA- for Bush fire attack level (BAL)-12.5 $8,500 Now, I understand that as there is no access to land so, these cost is budgetary only, the land seems to be fairly levelled as per standard site cost guidelines . My question is, has anyone has got soil test report come positive for Salinity? I understand that most builders would do H1 slab in newer estates, I am trying to understand how much of those are actually required. They have a display home in Ellara (Marsden Park). Probably, they will when they get access to the land and do soil test:) WRT BAL 12.5 - Basically, you must built your house that meets minimum BAL 12.5. I guess that's an additional cost you will have to bear if your house falls under 12.5 H1 Slab - Yes, builders do an upgrade after the soil test. As long as it is not 'P', you need not worry. Rock Excavation - Seems unlikely you need to pay for this. You need to wait for the soil test report. All the best! Will be your neighbour in the near future:) I guess salinity might be a common thing at JSE - as the land/soil is in the flood plain area. Its good your builder has already called this out to avoid surprises later. Its likely other builders would state this once they get access to the land and do soil tests. The costs noted below are common in these area's which is why we have allowed them in your tender even though the land is not yet accessible. We will remove all of the PA items listed below even after Contract signing should your reports indicate these items are not required. We can only do this once we have the required Bore Hole and Contour reports. Beware of builders that don't provide this information upfront! We are also in a BAL zero zone so no additional costs there (but in our tender it does include BAL 12.5 inclusions which will be deducted if not required), and they include the BAL costs in their tender prices that are affected. I believe there maybe some salinity effect there as it is near South Creek, and our builder also did flag this cost to us. Re: Additional Site cost At Jordan Spring East (Stage-2) 11Mar 31, 2017 6:45 am Hello, we are building with new living homes and in zero BAL but like others we have had a H slab quoted (apparently other who have built in Jordan springs have needed this), we are building on a zero lot and a drop edge beam was required...although our SC argued with lendlease about this as other estates do not require this apparently but they insisted. Hopefully this horrid weather won't postpone things too much!
