We are building on the Central Coast in Hamlyn Terrace. Look forward to watching your building process. Below are the people that are doing our fences and possibly our driveway. - Woy Woy Fencing! - Graf Concrete - He won't be able to give you a exact price until your start building but maybe he can give you an estimate. like us. Re: NSW Central Coast, Narara - Coral Homes Noosa 25 22Jun 16, 2017 11:54 am Thanks Rochelle. Almost all the other lots have houses now. Its crazy how quickly the houses went up. bodes well for us, apparently the site supervisor who is doing the area is really good. Re: NSW Central Coast, Narara - Coral Homes Noosa 25 24Jun 20, 2017 3:53 pm brodav83 congrats to owning your own land. 🥂 Re: NSW Central Coast, Narara - Coral Homes Noosa 25 27Jul 03, 2017 1:41 pm Contract ordered! We will have it by end of July. Quick question about the fixed price contract. Does this include site works? For example, if they find a problem with the soil (shale/water etc) then how does that work? Surely a fixed price contract means they have to honour it? Re: NSW Central Coast, Narara - Coral Homes Noosa 25 28Jul 03, 2017 4:20 pm brodav83 BrownDog77 brodav83
Welcome we are building up the road in Lake Mac with Coral I hope your land registers soon waiting is a nightmare & then admin isn't much fun either we haven't started our build yet hopefully soon. Sorry can't help with p class slab but looking forward to watching your build ps love your changes to floor plan too Thanks browndog, the lake macquarie region is lovely. We were there on the weekend visiting Newcastle. Great spot for families. The Grange is a really great design, it was high up on our list when Coral released the designs. Are you still waiting for your land to register? Haha no land registered in March waiting on Coral and errors and then no doubt our bank 🤣🤣🤣 yes we love around the lake just need to finance a boat into mortgage somehow Are you FTHBs? If so, how have you gone with claiming the FTHB grant with the ongoing delays? I know that the grant must be used within 6 months of settling on the land although our solicitor has said they look at it case by case
Yes we are no doubt it will be a struggle then to get it if thats the case nothing seems to go smoothly or fall into place for us what happens if you elect to apply yourself & it's paid at end of build I doubt anyone in nsw would get in before 6mths of land?!? We haven't applied for it yet as awaiting our banks approval at present for construction loan as it's been over 3mths since first approval given Re: NSW Central Coast, Narara - Coral Homes Noosa 25 29Jul 28, 2017 11:21 am I am still having some difficulties with the retaining wall side of things. Coral have asked us to put in a retaining wall after they have done the cut and fill but before they lay the slab. I have been trying to get quotes for quite some time. Retaining wall is roughly 20m long and 700mm high at its highest point, so roughly 15m2 of retaining wall. I got a quote from the tradesman doing our fence and he has quoted $5k. I then reached out to Andrew from Hadrian's Walls (from Bateau Bay) and he wants $250 up front for a proper quotation but a rough estimate charges $450 per square metre. I'm not averse to paying someone to do a quotation up front but there is very little in the way of reviews online about them. The one thing I like about Andrew from Hadrian's Walls is that he spent a LONG time explaining things on the phone with me, particularly about things to be wary of when Coral cut and fill the land. He seemed to have a lot of experience. He also said I should be very careful about getting a fencing tradesman to do a retaining wall...i'm inclined to agree. Can anyone chime in with experiences and/or recommendations of retaining wall builds in Sydney/Central Coast region? In other news, our contract looks OK, we are just waiting for our lender to sort out another valuation before we sign! Hopefully we can get the construction mortgage without having to put too much more of our own money down. We want to have some left for electricals and new furniture Re: NSW Central Coast, Narara - Coral Homes Noosa 25 32Aug 02, 2017 11:03 am Starting to plan electrical. We are going to purchase bits ourselves and give to the electrician on-site. Keen to hear about other's opinions on cost incl installation. 1. SAL 10w LED downlights to most rooms (except bedrooms 2 and 3 as they will have a fan with light built in). 42 in total 2. 3 speed ceiling fans to all bedrooms 3. Outdoor ceiling fan in alfresco 4 Extractor fan / heat lamp combo to bathroom and en suite 5. feature light in kitchen and dining room 6. Clipsal LED push button light switches to all rooms, 11 in total 7. Extra plug sockets in all rooms with built in USB port 8. 2 LED up/down lights in porch area 9. 2 LED motion sensor security lights 10. LED Flood light for rear garden 11. 4 up/down LED lights to side of house This comes to around $3k for parts. Would it be reasonable to expect the installation is roughly double? Or more? Re: NSW Central Coast, Narara - Coral Homes Noosa 25 35Aug 11, 2017 2:51 pm We recently had some great news about the value of our land so we should HOPEFULLY be signing the contract this weekend or Monday next week We have already locked in an appointment with Beaumont Tiles. Its a shame you can't see the builders range online though. I guess we will have to go check out the showroom in person before our appointment. Great news in regards to getting closer to signing your contract brodav83. In regards to Beaumont Tiles, I went there sooo many times. I found that there are sooo many tiles that I loved but couldn't decide what combination I wanted. I had a ball with the tile visualising computer program "Scan and Play". Re: NSW Central Coast, Narara - Coral Homes Noosa 25 37Aug 25, 2017 2:07 pm We had our tiles appointment yesterday at Castle Hill Beaumont Tiles. It was a great experience actually. The consultant was really helpful and had some great ideas to compliment ours. We tried to stay close to the standard 'silver' inclusions however we couldn't resist a couple of little upgrades hehe. We have gone for: 1. Bone coloured 400x400 tiles in living areas and hallways with a slight fleck through it. Its a matte finish, not unlike polished concrete. 2. Charcoal 400x400 tiles in bathrooms with a slightly lighter than charcoal grout. 3. White glossy subway tiles with charcoal grout in all wet areas, however we have only got the basic wall tile package for bathrooms so just covers the shower areas up to 2metres, splashbacks, around the bath, and around the floor edges. 4. Matte black hexagon tiles for kitchen splashback for a subtle feature. I think we ended up with variations around $600 all up to cover the kitchen splashback and dark grouting and subway tile arrangement. Pretty happy with our choices! Next step will be colours. If I can give you one tip that our Colours lady gave us and we were soooo happy with!! If you are having an exposed rangehood in the kitchen (by that I mean the exhaust part that goes into the roof is visible), DEFINITELY get beaumount to run your splashback tile up behind the rangehood it looks amazing. Re: NSW Central Coast, Narara - Coral Homes Noosa 25 39Aug 25, 2017 4:00 pm Hey thanks for the tip!!! I will definitely look into that. We had to pay a bit more for the splashback tiles we wanted but would be worth it I guess Re: NSW Central Coast, Narara - Coral Homes Noosa 25 40Aug 28, 2017 3:36 pm Ok the guy we wanted to go with for the retaining wall now says he is too busy in 6-8 weeks time so need to find someone else. What is the best way of finding a tradesman who can build a good retaining wall in Central Coast area? Anybody know any good and reasonably priced Air conditioning contractors/companies that could install a ducted air conditioning system in the Central Coast NSW for a small… 0 8996 Hi, just need to ask if anyone build with Central Properties in Victoria. Thankd 0 4023 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13775 |
