NSW Central Coast, Narara - Coral Homes Noosa 25

My wife and I are hoping to build a Noosa 25 in Narara. We purchased the land November last year and have been waiting ever since for land to be registered with Gosford council.
What a painful wait its been! According to LPI the registration is now at the stage of 'UNDERGOING FOLIO CREATION' so hopefully nearly done.
We are interested in hearing if anyone else on the forums has built with Coral in the Central Coast area and what the experience has been like?
We have a few concerns right now, the main one being water found 2 metres down during the soil analysis by Coral. This requires a P class slab and potential costs not factored into the contract with Coral if extensive piering etc is needed. Has anyone else experienced similar?

November 2016 - Deposit paid on land
May 2017 - Coral Homes preliminary tender signed
19th June 2017 - Settled on land
26th June 2017 - Coral Homes contract ordered
3rd July 2017 - Contract delivery date set as 27th July
27th July 2017 - Contract received
18th August 2017 - Contract signed and construction deposit paid!
24th August 2017 - Tiles selection completed
3rd September 2017 - Head Office liaison officer assigned to our project
20th September 2017 - Electrical appointment completed
25th September 2017 - DA Lodged
4th October 2017 - Colour and selections appointment completed
6th October 2017 - DA APPROVED!
14th October 2017 - Trees removed and stumps grinded
22nd December 2017 - Decision made to move back house on land to avoid sewer easement
24th January 2018 - Construction Certificate issued!
13th February 2018 - Site cut & fill completed
15th-20th February 2018 - Retaining wall completed
22nd February 2018 - Piering completed
1st March 2018 - Under-slab Plumbing laid
12th March 2018 - Slab complete!
12th April 2018 - Frame stood up
13th April 2018 - Roof frame on
17th April 2018 - Gutters and fascias on, plumbing roughed in
19th April 2018 - Roof sarking complete
23rd April 2018 - Roof tiles done
24th April 2018 - Windows and gyprock delivered, sound deadening added to frame
26th April 2018 - All windows and doors fitted
27th April 2018 - All insulation finished, internal walls going in, bricks delivered
4th May 2018 - All internal walls finished, cornices etc
9th May 2018 - External brickwork started
14th May 2018 - Brickwork finished
15th May 2018 - Kitchen cabinets fitted, bathroom cabinets fitted, front door hung
16th May 2018 - Tiling started!
24th May 2018 - Bricks cleaned
29th May 2018 - Water tanks delivered
8th June 2018 - Kitchen island installed, spashback tiled, benchtops installed
16th June 2018 - All painting including front render finished
20th June 2018 - Gutter guards installed
9th July 2018 - Electrical work started
11th July 2018 - Air con, hot water, garage door installed
13th July 2018 - Fit off completed incl all electrical and plumbing

Swapping the pantry around to the other side of the kitcken to be similar to the Noosa 25 mk2, gives the master bedroom a bit more privacy from the kitchen/living quarters. Pantry will also be a bit deeper than the standard plan
Bi-fold doors in place of regular sliding doors
We are having the standard facade at the front but having two vertically oriented windows in the front room instead of one big square window
Currently getting quotes for driveway, fencing, retaining wall. What fun.
I should add, we are FTHB's moving from Sydney to Central Coast and find this whole process very daunting!
Welcome brodav83. There are plenty of Coral Home builders here and they should be able to help with with questions re: Coral and their processes. Have you some pics of your land, plans with your changes and pics of your colour selections. Everyone loves pics of your build as you go along

Here is the design. The main change is flipping the pantry to the other side of the kitchen. Opens up the entry hallway to the kitchen and living area much more and also hides the laundry away a bit more.
Our land dimensions are very similar, we have 18m x42.

Love the changes you have made brodav83. That's a good size block you have. Nice and green. Are you keeping all the trees or do you have to remove some? It would be awesome to have some mature trees when you have moved in.

Yes it is a good size block.Some of the new developments in Central Coast aren't quite as generous. We are removing about 6 trees as they impede on the building pad but we will be keeping about 10. The liquid ambers towards the rear of the block are so nice at this time of year.

Thanks shellu. we really love the Noosa 25 design, particularly the separation of the bedrooms from the living areas.

Haha no land registered in March
Are you FTHBs? If so, how have you gone with claiming the FTHB grant with the ongoing delays? I know that the grant must be used within 6 months of settling on the land although our solicitor has said they look at it case by case
Before we sign off on the preliminary tender and order the contract from Coral, we are proposing the following changes:
1. Fitting gas bottle connection (no gas on street but keen on gas for heating and cooking)
2. Solid core door on laundry to isolate noise to master bedroom and living area
3. R3 roof insulation
4. Acoustic wall installation on external walls
What are people's thoughts on these changes?

Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder…
