Browse Forums Building A New House 1 May 30, 2017 7:08 pm Hi Guys, We bought a land in Diamond Rise in Melton South, which next to Atherstone estate. We talked with Metricon and Carlisle Homes both offer different things. What intrigued me most is the difference between site cost of these two builders. This is what we got: Metricon - Amira 22.5 squares (209.03sqm)= $13,500 Carlisle Homes - Amberly 22.6 squares (210sqm) = $22,000 They both told us we are getting a H class slab. I don't know why there is such a big difference and whether it is worth it to pay extra $8500 if we are to choose Carlisle Homes. Anyone here built houses in Melton South paid similar amounts for the slab? Thank you! Re: Site cost in Melton South 2Jun 12, 2017 9:23 pm Hi Nirosh, How big is your land? I have a land in Maplewood estate and currently in a process to finalize the builder. Visited Carlisle today and they gave me a tentative quote of 15K. They were not willing to fix it. Have they offered you any discount other than the promotions? A consultant offered me $4999 (free tiles and carpet). Would be equal if they charge $5k more for site cost. Regards, Re: Site cost in Melton South 3Jun 12, 2017 9:39 pm I'm building in belle gardens estate other side of atherstone. Building with Henley 47 squares double for fixed site costs $20k with 50 years structural guarantee with raft slab. I was told site costs are high due to large home and 50 years guarantee. We have been waiting for land title, was due Dec 16 now is August. Re: Site cost in Melton South 4Jun 12, 2017 10:14 pm Hi immu999, The real site cost comes after their engineers evaluate the land plans. You'll have to confirm the house you are going to build before that. Our initial quote was 17K. I think the site cost depends more on the slope, the filling and your house size. Yes, we also got $4999 tiles and carpet offer. Regards, We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 37139 Thanks for the insight! My plot is a new development so hopefully I won't have too much problem during build as everyone should be roughly building together. I also… 2 3371 Approvals are covered in the cost we are paying to the pool company. The only thing stated in our home build contract for the additional cost is engineering support. … 3 7119 |
