Browse Forums Building A New House 1 May 29, 2017 3:20 pm Hi all, We're building our first home with Statesman. Have selections in a few days, and although we have many ideas and tweaks for the electrical and plumbing already pencilled in, I'm just wondering if anyone ever had any ideas later that they thought, "Oh man, I WISH we'd done that on the plan!" We've added power through to the kitchen island for points, additional double points here and there, a few outside. House plan here : http://statesman-homes.com.au/house_des ... 8/greenock I'm thinking more like, if we want solar and battery in 2 years, is there anything we can do NOW to save hassles/money later? I'd love to do some automation down the track too, touch panels in the main BR and living areas for lighting, sound, heat maybe. I wonder if Statesman do any pre-wiring for that? Have a light come on in the pantry when the door opens, etc. Any experience with automation? Wiring for sound? Any other Selections headaches to look out for? Much appreciated! Re: What to consider when finalizing electrical layout? 2May 29, 2017 3:44 pm The question u have to ask yourself mostly is what are you willing to spend and sacrifice as the above can run into some serious $$$ pending how far u would wanna take things Re: What to consider when finalizing electrical layout? 3May 29, 2017 4:02 pm Have my hickinbotham selections in there later this week as well and i have had to take a long look at power points and dataports and cut back but hopefully wont regret the cuts i have had to make due to other things i want to choose I have approached the issue of power points to try and allow for the 2 most common configurations i can see in each room as easily as i can One thing though is making sure my lounge room power points and dataports are of to the side so they are visible and accessible when tv cabinet etc goes in as i hate trying to access them otherwise. Dont need to often but annoying when you do. We'll leave the automation for later but if the conduits/wiring was installed now, imagine the savings would be great when we go. Have room to move in budget to make sure nothing gets missed, as long as we know what to look out for. Re: What to consider when finalizing electrical layout? 5May 29, 2017 5:17 pm As what was already said, it all comes down to budget. We forgo with with not letting our builder install the downlights as it cost $130 per downlight BUT if you're building a double story house then it's very hard to do that after handover. In saying that, there are certain things like powerpoint in the splashback area that you might want to do with the builder because you don't want your tiles to crack if you decide to have it with another electrician. Anything that involves bricks or pillars that would be difficult to do later on, just ask for provision. Hope this makes sense http://buildingourhumblehome.blogspot.com buildingourhumblehome.blogspot.com.au Re: What to consider when finalizing electrical layout? 6May 29, 2017 5:36 pm I would say to put a water point behind the fridge - might not need it now but opens up possibilities when you replace it I asked about getting conduits ran for dataports and was told only conduit they will do is for nbn. so will be paying them their fee but speaking to their electrician about technical stuff such as the patch panel and will ask if they can drop extra unterminated cables for me. already have the details of their electrical Company my approach is it it can be done easily after handover with minimal impact then that's the time to do it so you have more control. electrical plumbing and other cabling however is not in that category - same reasons im gettign them to do a rail shower in the ensuite - i dont want to mess around with the tiles afterwards - they do it then they fix it Re: What to consider when finalizing electrical layout? 7May 29, 2017 6:50 pm I wouldn't worry too much about automation wiring as wireless is become more prevalent. Have you considered a charging area for all those battery powered devices. Also, I don't know what brand and type of switches you have, but what about direct USB ports around the place? Re: What to consider when finalizing electrical layout? 8May 30, 2017 10:39 am Think about powerpoints inside cupboards; eg inside the vanity for hairdryer, toothbrush, etc. You can leave these hidden inside the cupboard. Also inside cupboards for things such as dust-dusters/hand-held vacuum cleaners, etc. That way they can be put away on their charging stands. Thanks for that one. just added a second Double power to laundry wall to accommodate for this. Re: What to consider when finalizing electrical layout? 10May 31, 2017 8:17 am #Cat5/6 cabling for the doorbell, monitors and locks #Cat5/6 cabling for CCTV camera connections from NVR with PoE. #Ducted vacuum #External sensor/floodlights #Downlights under kitchen overhead cupboards. Some of these maybe standard in your plans. What to consider when finalizing electrical layout? 11May 31, 2017 8:34 am To be honest the only thing you need to really worry about are cable paths that cannot be used like the ground floor of a two storey home, brick columns, skillion roof and such. I would personally stick with standard bayonet light points, rather than led downlights, and use clever ways to future proof yourself without spending lots of money. Remember that builders margin will apply to all your electrical and that's usually higher than 20%, as that contract rate applies to standard "market rate" on materials and services. Ideas; -Standard bayonet or pre wire ceiling points. -purchase led downlights and other lamps for fitting by another electrician ( your going to want to check the lighting forum for choices there, as most builders use the cheapest and worst downlights on the market) -consider separate switched sections for the ceiling lights in living areas -use power point locations so you can put another point on the opposite side of the stud wall ( post handover) Can you post your current electrical plan so we can give you advice on specifics? Hi It came to my attention after the handover that - The facade cladding on the face and the side are not straight. -The face tapers down by 50mm from left to right and… 0 2460 Thanks for the suggestion. The space between shower and sinks was too tight. I agree about the toilet location. So I have tried two other options: The lower one is… 3 6138 Possibly both depending on the sizing. Idea of working from the centre is that you dont have a 20mm thin tile at one end and a 400mm at the other end. A quick search on… 3 8414 |
