French doors to the alfresco are also in. The window in the living room is still the wrong size. Bricks are on site but haven't started going up yet so have emailed SS and CA to fix that window ASAP. Skylight hole hasn't moved yet but that only needs to be done before the ceiling goes in. Don't ask me why as the block has their meter box. Builder pays for it anyway so no problems but they poked a hole in our wrap, is this a bad thing? Back door and garage doors (not roller door) have been fitted and frames for our cavity sliders. We are currently in the early stages of design and selection with IH. Could you please tell me, were your site costs hugely different to your initial contract quote? Also with color selection day did that blow out your budget? I am currently sitting 10K shy of my max budget price and thats before color selection and electrical so I am starting to feel a little concerned. May need to cut some things out?? Thanks in advance Hi Lukaa, In our first meetings, IH estimated our site costs at $22k, we asked them to provision for $50k. We have 2m slope across the land and most other builders had said about $50k so that's what we worked with. The final costs came in at $58k BUT we had to add a split level to our house after IH had done their surveys. If we hadn't had to split level then the costs would have been under budget. Our upgrades came in at almost $30k and electrical just under $1.5k. There is stuff we added that could be left out - Velux skylight at $2k, recycled water tap (estate requirement) at $2.8k, waterfall edges to island bench at $1.7k etc. My advice is add all the upgrades you like at colour, even the ones you think might be too expensive, then take them out as needed at your tender appointment. The good thing about IH is that even their standard inclusions are nicer than other builders so even if you add minimal upgrades you'll still have a beautiful quality house at handover. Plaster has been delivered and is piled in the living area. The window in the living room that was too small has been replaced with the correct one and looks really good. The skylight panel was installed into the roof .. in the wrong spot .. but was fixed on Friday. There's still a bit more brick work to finish and the kliplock roof for the entrance and garage has not been installed yet and then I assume they start plaster. No exciting photos today it was raining outside and inside was full of plaster. Thanks Clareymoo, that is really helpful. Lucky you guys had the smarts to increase the site cost allowance! Our block is pretty flat but we are doing a KDR and filling in a pool so they have estimated $36K for our costs. It concerns me that yours would of been a blow out of $36K if you hadn't of told them to allow for more in your quote?! Such a hard thing to factor until its started I suppose. When you say "if you didn't have to do the split level your cost would of come under budget" is that the initial budget amount or your amended $50K budget amount? My back neighbour is also building with IH and received a small credit back on theirs. If your land is titled/accessible I would get them to go out and do soil tests and all the land surveys before you sign the final contract. We went by on Saturday morning however the render guys were onsite so it was just a quick visit. We went again on Sunday afternoon and the blueboard and first coat of render has been applied to the alfresco. The render on the entry hadn't started yet. Nothing has changed inside, plaster is due to go up starting next week so will get our inspector through this week for his inspection. This is the alfresco, and small man with his KFC chippies lol. I've mentioned before that due to the split levels our ceilings are going to be even higher than the height we paid an upgrade for. Super high. To try and give perspective, small man is 1 meter tall and the french doors are almost 2.4 meters. Our ceilings inside are this height. The kliplock roofing on the facade and garage has been installed and also some insulation in the ceiling under the ducted heating unit. None of the other ceiling insulation has been installed yet but is up there in bags waiting. Blue board has been added to the facade and that's about it. Our back neighbour's front water taps had a leak that we noticed last week. It was seeping down through the retaining wall and pooling near the back of our house. This has now been fixed and the back yard has dried up. When we went out today some trenches have been dug around I think to connect the down pipes to the drains? Not 100% sure just guessing based on location. Will ask my SS next time we speak. Our inspector went through on Friday and found minimal issues to report on, he even mentioned we are lucky to have chosen such a good builder and that to date he has really only seen good quality workmanship. This was very reassuring and I'm sure will continue up to hand over.
