We went past today and had a wander around. It was so exciting to walk through and imagine the finished walls and finishings. It's starting to feel the right size again after the slab looking way too small for so long. Once the frames are finished and steel supports installed, the roof trusses will go on followed by gutters and facia, ss recons this will all happen next week however there's a public holiday on Friday so we shall see. Now in our living area we had to upgrade the window to be full length to the floor at extra cost to us to meet the light to inhabitable room rules. I don't think the frame has been made to suit the window and I will be emailing this to my SS for his opinion. This will be the first query we have raised so will be interesting to see how he handles it. Scaffolding is up for the trusses to go on. It's all happening. SS has mentioned we'll have a walk through together .. well we've been walking through every weekend already but will be good to meet him and hear what he has to say. No photos this week I took videos instead. Our neighbour's site cut has started, they have cut their block right up on the fence line. The slab for our garage is on the fence line .. is it their responsibility to install retaining walls? My inspector is going through on Monday morning. We had another lookie today and it's looking nicer and nicer. Only thing is our Velux skylight in the kitchen is way way way off centre, like way off. It looks silly and I've asked my inspector to add this to his report. Roof tiles have been delivered and are due to start on Tuesday although they may have to delay to fix the skylight. It's of the style of a plaster lined shaft so the roof trusses will need to be replaced I would assume. SS said he agreed with them all and they will be fixed. The skylight is going to be corrected by the frame manufacturer and their crew so there may be a small delay waiting for that to happen. No problems as long as they put it in the right spot. Not much action on the block this week, the facias were attached and that's about it. Guessing they are waiting for the skylight to be fixed. Lucky I did as I have the complete story to tell. Last week on Wednesday my SS called me about the skylight hole. He was asking for proof that we had raised the issue with our CA at the time and also wanted to find out if it had been moved on the plans by the engineer for some reason. I sent him the emails and left him to do what he needed to do. We went by the site on the weekend and the roof tiles are now 90% up and also plumbing rough ins and central heating ducting has been installed during the week. The skylight hole had not moved. In the photo below the skylight hole is at the bottom of the pic and should be where that T intersection of the central heating is. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Anyway weekend goes by, Monday no contact from SS. He calls me today and says he agrees that it is Como's fault that the hole is in the wrong place. He has been working with the truss manufacturer and the only solution that the manufacturer has is to replace the whole section of trusses. My SS sounded quite stressed about all this and was wondering if there was any compensation we may take, as in extra sky lights in the house etc so as not to replace all the trusses. I explained that as it's a plaster lined shaft skylight (for anyone watching The Block this year it's like the ones they've been using int he penthouses) it's really a feature in the ceiling and will look pretty dumb hanging over the pantry door. He agreed with this and it was then that he said they can replace all the trusses but it will be a big delay. Here's me thinking a month or two delay - we bought the land 2 years ago so you know what, as annoying as a delay is, a few weeks here and there isn't going to be huge in the scheme of things. Once I reassured him that we don't mind a delay (which he actually estimates at about 3 weeks) he sounded so relieved (which also makes me wonder how his other clients treat him? I'd much rather wait a few weeks and get a perfect house than rush them to do a crap job and be dealing with warranty forever) and I also let him know our land lords at our current rental are awesome and so we are happy to wait. So after all that, SS and the Como Director CK, will be going out to site tomorrow or Thursday to have another look over it all and see if they can come up with any other solutions, otherwise it will be new trusses and a 3 week delay. But all is OK. My SS is actually pretty awesome, he was poached from Arden and so far he really is great. If they go out tomorrow I will try to go out and meet them on site. These elements are in tension, supporting your roof load. Have a look at how someone has attempted to relieve that tension load active in those bottom chords! Is that really going to work over time?
And, they' ve even - seemingly - cut some of the truss top elements...these being under compression. Are you sure an engineer has been anywhere near these truss modifications? And, they' ve even - seemingly - cut some of the truss top elements...these being under compression. Are you sure an engineer has been anywhere near these truss modifications? By the way, where' your roof sarking? I am building with Arden and have a colourbond roof. My cousin who is a carpenter mentioned that my roof does not have sarking. When he brought it up (after the roof had been laid) was the first time I had ever heard of sarking! I am assuming that for Arden & Como sarking is not a standard (at least in VIC). However, it would have definitely been something I would have strongly considered had it ever been raised with me at contract stage. Too late now Being a total non-builder/carpenter/anything hands on I'm not sure what you are seeing the photos so have to trust in my SS and my independent inspector. He found a few defects which will be fixed which includes the frame in the photo of the powder room. I would assume that seeing as they have to replace the entire section of trusses for the sky light someone has had to design it .. hopefully. Roof tiling seems to be complete and the steel beam for above the garage door has been added and some structure to our facade/entrance. Had a call from SS on Thursday .. skylight in the spot we want it is basically a no-go. Uhhhhhhhhh. He was on site at the time and was talking about other options, we have an appointment to meet (finally) on Monday afternoon, along with the Como Director. I've asked them to come up with suggestions to present to us. Will update after. My CA from Como called on Friday as our neighbour's builder is asking for engineering plans to help them plan the retaining walls they are going to erect and we're happy to share. Thank goodness for that .. our house won't slide down on to theirs now.
