Browse Forums Building A New House 1 May 28, 2017 6:35 pm Hi All, Just wondering if anyone has had any experience with building a split level home with a basement/ garage. Just trying to get prices from builders in western Sydney, and the sticking point seems to be the basement/ garage and how much extra that costs. It is going to be 100m2 if feasible, any rough idea on what that would cost would be appreciated! Re: approx. cost to build house with basement 2May 28, 2017 7:30 pm I did a basement about 100sq metres, cost is hard to break down as it was part of my total build, Excavation 15,000_20,000 Concrete 10,000 Brick walls Inc labour 16000 These were the main costs but there's more that is hard to allocate, hope it helps. Re: approx. cost to build house with basement 3May 28, 2017 7:43 pm Thanks Joker, That seems like good pricing, I believe proberly need to expect about $1200/ m2 to get it done. Re: approx. cost to build house with basement 4May 29, 2017 7:49 pm Your right, several builders stated early to me, 100,000 easily, I did save heaps by getting a project manager whom would get jobs done on daily rates, saving me the fat on most jobs and even allowed me to work as labour on some jobs, I also use to keep the site clean by buying a trailer, which saved several thousands in cleaning costs, so trailer $1700 with cage payed itself off with plenty to spare. Re: approx. cost to build house with basement 5May 30, 2017 10:21 am That's the way to do it! Every little bit you can save counts. I will likely choose a similar path for my build, proberly pay a builder to get it to lock up stage/ finishing, then take over from there, doing the little odd jobs like cleaning up the site myself to keep the cost down.
