My land valuation came back $42k more than purchase price. I wasn’t expecting it to be more than +5-10k because the banks are so conservative. How did everyone else’s go?

My land starting from 4 series, it settled last year September, already started construction, my land valuation came back 80k more , but I spended most of them for my increased-price-all-the-time builder. Lol

Are we talking bank valuation or new breeze valuation There is a big difference. Bank is conservative generally.

The 80k was the bank’s valuation. And I already topped up the money out.
My House is already under construction , I should be the first few on the land which going to be built, hahaha, excited. But does anyone know what sort of fencing we have to use in regarding this new breeze community, I have checked the council file said only timber can be used here, does anyone have different file for it?

As per New Breeze guidelines -
1) front fencing required
2) side fences/gates should be set back 1m from nearest front wall
3) metal sheet fencing not permitted except where required as per bushfire regulations

Many lots in New Breeze have BAL 12.5 or higher, so they could use colorbond fence.

Mine 4049 is BAL 12.5 as well. I believe some lots are higher.

I also noticed some of the Metricon building using Hebel instead of bricks, what do you think of Hebel?

I was sold on Hebel while I was considering M for my build. Later the proposal with M did not progress though.
Hebel has been around for a long time and has its benefits. The only downside is that you would need to find a Hebel specialist in case any repair, renovate work to be done in future.

can someone help me to decide, I was looking to buy house and land packages so far in Bardia but all land registration will be mid early next year.
after reading all messages as I understand most of your land registration delayed long time, so I thought of buying registered land and build house.
I don't have any knowledge to select builder so and so.
I am 1st home buyer.

I need your valuable suggestion which one I go for...

Hi Lini,
I think some builders offer discount for land that already registered, check this with your preference builder.
If it was me, if theres any block of land that has good shape and within the constraints of your preference floorplans, I would probably choose the one that is already registered.
Hi everyone have recently signed with a company called Manhattan Homes, a local builder in narralen south western sydney. Just curious with others that have signed contracts allready what was the price per SQM? I know it wont be a fair comparison because everyone’s inclusions are going to be different and also single Vs double story etc. Just wanted to get a ballpark figure if anyone can share??
My build is a 5 bedroom double story with a 23sqm alfreso and a 60sqm detached granny flat in total is 362sqm. Came to $1837 a Sqm

I went with Austral built who is a smaller local builder who quoted me 1600sqm for my house and granny flat which are in total 440sqm. It’s a custom luxury design for a cheap price. Wisdom Home’s was 200k more than what I got quoted from austral built. They rip offs.

Just to add to that, my alfresco is 21sqm and 2 desperate balcony’s come to 20sqm. With full inclusions for everything in house.

Which land you took? 4 or 5 series?

You have choice big or small project builders.
All have the same target. Drain your money.

Anyway, big builders have brand (ie. clarendon, wisdom, metricon, etc). At the end? Find the design you like and compare tje price and go with the consultant that you trust. Once you talk to many builders? You will know that some have no ideas of what they talking about.

Remember, you will spend more during colour studio. Means, no pricelist. This is where all your money gone. Big builders normally jave standard pricing. Small builders.. i dont know.

So.. good luck

The one I was looking is small block which called smart living,

Land size 240sqm, 8m frontage and it's not a corner block. I think the shape is ok. something in our budget.
can any one suggest some builders for double story house.

I haven't bought the land yet, I'm about to commit for this block.
it's small land and my budget is little, before i commit for this land I just wanted to check is worth to go for registered land all new releases in park side which will regester next early mid.
