The developer will ensure that settlement advice is sent to your solicitor as a "back-to-back" arrangement timed to happen immediately after registration. The settlement date will be notified by your solicitor. Make sure to have your finances ready in order to settle on/before settlement date...as they will charge penalty interest for every day delay. Developers solicitors have limited appointment per day hence that could lead to a delay as well. So if you have all things lined up, you should be ok. Double check with your bank and solicitor all the time and ask "do you need anything more/else". I think these settlements are done online, so I doubt if the solicitors actually meet. For me, some l last minute issues were - additional payments that the bank is required to make (and recover from you or add to your loan) (a) solicitors final fees (yes the solicitor plays it safe by demanding that your bank pay them) (b) estate (like New Breeze) landscaping bond fees My settlement was delayed as my finances were not ready. We enclose a copy of the title for your reference. In accordance with the contract of sale, we note that settlement is scheduled for 12/09/2017. Preparing for settlement We recommend that you do the following without delay: 1. Off the Plan Buyer’s Guide: Familiarise yourself with your rights and obligations as set out in the Buyer’s Guide we sent you at commencement of the matter. 2. Pre-settlement inspection: You should contact the sales agent to arrange a suitable time to inspect the property and check that the boundaries of the property and that the finishes and fittings are satisfactory and as were disclosed to you.
