Re: Building at Bardia - New Breeze 822Jun 27, 2018 12:07 am IamSAM dolphin33 So they planted a tree in front of my planned driveway. Does anyone know if its possible to move the position? And should I contact council or NB about this? Few weeks ago, I met owner of Lot 4051 ( I don't have his contact details). There was a tree in front of his proposed driveway and he had it moved. He mentioned he had initially approached NB for that. Hi Iam, Where you are building in bardia? i am on alamean street. Re: Building at Bardia - New Breeze 824Jun 27, 2018 7:37 am mataba Is there any rule for Granny like if there are 2 beds you have to pay extra to council? please reply Hey I’ve done more research and the price I gave you before could be way wrong as each council actually has its own price (also each suburb) and they can be $0 to 20,000 depending on the area and detached/seperate. I’ll give you a price once I find out what it costs for Badia. Re: Building at Bardia - New Breeze 825Jun 27, 2018 9:40 am Ok so I got off the phone with the council about granny flats. There is no contribution fees for Campbeltown and Badia. It’s $0. It is voluntary if you want to pay than you can. Otherwise it’s free. Re: Building at Bardia - New Breeze 830Jun 27, 2018 2:54 pm Hasan Not as far as I've been advised. I am on a corner lot though so its encouraged to have balconies. Not sure what the deal is with standard lots. My lot is a corner lot. I have a front balcony which is 8.5m and my side balcony is 12sqm. I wanted it to be 20m but my architect told me the max is 12. Are you sure you can do more than that?
My architect didn't speak of any such restriction. Im not having a balcony on the side, just a long one on the front which stretches 10m along the front of the house. I speak to him next week to review our designs so will ask.
Can I have his contact? Thanks
Google Brighton Designs. It will come up straight away. Sorry, i got a new phone over the weekend and dont have all my numbers on here. Since you mentioned you're restrictions, i went to check out the allcastle homes facade at edmonson park. The full stretch balcony is a just that; a facade. The barrier stretches the full width of the house however the balcony itself is smaller. The rep couldnt tell me the size though so wasnt great help. However on another display they do have the full stretch balcony so im confused. I get our concept sketches back sometime this week so i can tell you what size balcony we are getting. Worried ive misunderstood though ive read the dcp and can't see anything specific about the size. Re: Building at Bardia - New Breeze 831Jun 27, 2018 5:56 pm Google Brighton Designs. I’m confused too because I have seen houses with balconies that are over 20sqm. My architect told me people are listing 12sqm as balcony and than another 12sqm as a rooftop garden attached to the balcony so it is bigger. And than using it as one big balcony after it’s completed. I'm doing DA. they allow for more variations and it doesnt take that long - I've done it previously as long as you submit the right docs with everything to support it, you should get it through. We may however have a pre submissiom meeting with them this time. Re: Building at Bardia - New Breeze 833Jun 27, 2018 10:30 pm Cooky Hasan Google Brighton Designs. It will come up straight away. Ill chat to my builder about that line of thought, even though it all falls under the main roof line. https://www.campbelltown.nsw.gov.au/fil ... an2012.pdf Page 48: 6.2 Maximum Floor Area Objectives 3) The maximum floor area for balconies, decks, patios, pergolas, terraces and verandahs attached to a dwelling house with a floor level more than 3m above the existing ground level must not be more than 12m². Hi Glo, When we built last (just under 3 years ago) we encountered issues when trying to get our plans approved via CDC. We were drawn to it due to the quick turn around but found the private certifiers only were able to approve so quickly because of the tight guidelines. They didn't have to "think much" is what I was told as what they get submitted is already adhering to their guidelines. DA, which is through the Council's planning dept allows for variations which is where you can get that bit extra etc. We went through DA last time and will be doing so again. It was submitted and approved within 4 weeks. The advice I was given was about our build though, so I really can't speak in general and definitely am not qualified to share advice haha. But I believe you can be approved larger balconies via council applications as the planning team member I spoke to said, they encourage them and allow for larger ones above garages, which is what we are doing. Re: Building at Bardia - New Breeze 835Jun 29, 2018 12:59 pm lini.new breeze hi all, can someone help me to decide, I was looking to buy house and land packages so far in Bardia but all land registration will be mid early next year. after reading all messages as I understand most of your land registration delayed long time, so I thought of buying registered land and build house. I don't have any knowledge to select builder so and so. I am 1st home buyer. I need your valuable suggestion which one I go for... Regards Lini I suggest to look at your tender, find someone give you fix price contract, otherwise you will ends up paying more when they doing things in different stage, try not to change anyone if they locked the price for you. i have been charged extra when I building my block when developer delayed settlement....talk to your builder ask what if it happened(most likely) Re: Building at Bardia - New Breeze 837Jun 29, 2018 3:53 pm thats the most recent. will put new ones when available. Hi wenty! We are building the edenvale 37 with Mcdonald Jones on Bruce Ferguson drive (bear apple orchard intersection) This is our contours from the developer- so far they have located us to the right of our block which is where the biggest slope is 🙄 so we have asked to relocate to the left and hopefully the max we get is a small <50cm retaining wall - but might not need it 🤞🏻 Also it’s worth noting for those that get the problem would report- ours has now come back as m class standard slab so almost a $4000 credit yay!
