The first initial scheduled on April 2017 is not even registered yet. It is expected to be registered on July 2017. Have you pick a builder yet ? What builder do you use ? I am getting tender from two builders ( Clarendon and Blue Tongue) for a single story house. I will finalise builder by end of next month. I am on Release one, but it has different registration date. I think your land should be registered by July. Let me know how you go and which builder you use and the progress. Btw... if u havent pick builder, Fyi : (i guess you already know it, but I put it anyway for others) - ask the builder to use CDC to certify your plan - your land size is 375sqm, means you can build up to 270sqm building. As I am building single story I can only cover 55% site area - 205sqm for my 375sqm lot. I had some requirements in my dream home so went with custom design. Is it worth holding out & buying a completed house & land or is it cheaper to buy land & build yourself? I have seen several articles online, such as the official New Breeze website & a few articles on authority sites discussing New Breeze at Bardia but it didn't answer my question. I would appreciate a response, looking at a 4/2/2 configuration less than 800m from the station. Re: Building at Bardia - New Breeze 12May 30, 2017 9:32 pm Dean623 If you dont mind hassle, buying land and build yourself is a lot cheaper compare to : - house and land package - ready new house PS: Excluding second hand house If you are looking to buy 4/2/2 configuration, the cost is depend on : - double or single storey. - luxury or standard package but if you are looking for 800m from the station, New Breeze bardia is the best place for you. New Breeze bardia will be very close to new Towncentre then Station, so depending on your Lot location. Once you are at Towncentre, it will only takes 5 minutes to station, and I dont think its gonna be far for anyone, especially there are plenty shops around. As far as I know, new breeze is going to release another lot soon and its not far from existing macdonald road. Hope this answer your queries. I love it. If you dont mind, my opinion on your design is as follow: - Try to make the Bed 2 / 3 Robe next to each other, this is to remove the gap between the robe. Unless, you are planning to put Water tank or AC unit in between the robe wall. This is to maximise the land and remove the gap to avoid undetected items in between the wall. - I dont know the size of Bed 4 and Living, but, if its me, I will swap the location of Bed 4 and Living. Why ? I, personally, doesnt allow kids bedroom at the front, to avoid them running away undetected when they are teenager. - To maximise the building size, I will convert the Alfresco into Meals / Family room. I will build my own pergola and slab at the back at later stage. (assuming there are more land at the back). Why ? Adding inside building required council approval. Our living is narrow, we planning to put TV unit on Garage wall so it has to be there after bed 4. I wish I could get alfresco under family/meals but that will exceed 55% of the site coverage. I had a look at your design and it is a massive house. There are so many things you can change to suit your requirements. You may accidentally hit someone if you open the garage door to the foyer. On the other hand, it will be great if you check the direction of the sun throughout the day. It is recommended to light your meals / family room during the day as it will makes your house brighter. Anyway, the Wentworth 33 doesnt fit my land and I have to reduce it by converting the "Family Room" into Alfresco due to Council requirement. Any land under 450sqm only allowed to have 270sqm max. The other changes I made on this design is to swap the kitchen position as according to Fengshui, Top floor bathroom is not allowed to be on top of Kitchen. Other than that, I dont really modify the design as its already meet our requirements. My goal is to maximise the building allowance by council, so that I dont need to lodge another application to council myself if I want to extend it. But, whether I used the rooms or not, its a different story. I may not use all the rooms.
