You may be in same boat or from past experience you may have some recommendations... 1. My builder Rawson asked me for a landscaping plan before they go to council. I understand this to be done after registration but it make sense to get the company finalised. Did anyone have any recommendations on which company/group/landscaper can provide that and how much did they quote you for it? 2. I have flexibility to get my bush fire report outside of my builder. Rawson told me it would be couple of hundred of dollars without exact amount until yet. An outside vendor quoted $330 for CDC and $660 for DA. I am going through council,so 660 is my benchmark at the moment. Does anyone has any other vendor that I can touch base with and if you know how much they cost? Ask me your questions and I will be able to answer some of them as well. BTW, I have got second email from Dahua stating my lot will go in for mid April for rego, along with few other onwners in the list. Who else has got it? But you did offer to answer questions, so can you advise why you are going through council? Is it because your home size exceeds the prima facie floor area limits? Hi Icthys99, I evaluated CDC option. but with the setbacks, I cannot build the size of house and plan I wanted. So I chose Council and this might still be possible. Only downside is the council time to approve, but given that I am going to live there, I want to maximise and ready to wait few more weeks. CDC is pretty straight forward, but with council you have few option to play around things. I wasn't able to get PPOS as directed it endmondson DCP under CDC and so I had to compromise on the length of house to achieve that. With DCP, my front setback is only 3m, and it worked out. Once you have design in mind, speak with you builder where you will have to compromise minimum. However if everything works out design wise for you, I will recommend CDC. You will have ball rolling much faster. Hi Bas I am fine to go through council because I am looking to build a home which will exceed base CDC and DCP requirements. As you say, for something to live in, I don't mind the wait. So is your home size much bigger than the standard rules? Some builders are telling me I can fit a much larger home (like 20% more than allowed), but still within set backs and site coverage per the rules) and that this will pass through council. Should I be trusting the builders when they say this? Hi, No my home size is within the limits defined by council. However if I used CDC, their setback limits would have made it even smaller. So I chose council option to achieve max am allowed to build. I met about 15 odd builders and none told me we can go 20% above the allowed limit. All started discussion with what max I can do as per Edmondson DCP and then started to look at design that will fit my block. In fact Rawson started with 30 sq home and then brought it down to 27 because that's max I can do as per guidelines. Like I said before if I were to use CDC I wouldn't have even got 27sq. due to setbacks laid by CDC. I am disadvantaged with a 10m wide block and hence I can do max with zero lot building, but I loose windows on that side. However Rawson was excellent in designing in a way that it wont have any dark space. I spent more on larger windows where I can to get max light as well. PM me and I will share pic of my plan. I think the piers were under a mt...however I did not attend the site so don't know for sure. The soil report (LOT Classification report) showed sample drills and the rock was within a mt. Hi Sam, Thanks for the info. Thankfully I have allowance for 100 liner mt. What we do not know as practice, how deep new breeze do sewer pegouts. The deeper, the more costly its going to be and builder can only know this when they do soil test after rego and from sewer diagram of new breeze. I was curious to find that out before hand. How it works is as much deep sewer line is that much is taken and as radius left around it and you can't build around that area. In my case, sewer is about 2.5m from my garage wall(rear lane access garage). So if its deep enough, I would have to shift garage or reduce its size . Hi Icthys99, My recommendation is leverage from other's experiences here. Some of the builders guys using here are Metricon, Rawson, Blue tounge,eden brae etc.

Hi, I have sewer lines along 2 sides and 2 manholes in my lot. There was no issue with that at all. So I think the new breeze sewer pegouts should not be an issue. Around settlement time, New Breeze will give you the Sewer Diagrams made by SYDNEY WATER. My pdf file is 6 pages so cannot upload as image here. I think this sewer diagram has detailed specs of the pipes. I purchased the land on Bruce Ferguson (the part that is still closed) in mid 2017 and was told mid 2018 will be ready. But I don’t see that as accurate. I just got off the phone with a member of the planning dept at Campbelltown Council and was advised that they have and do allow variations so long as other building guidelines are met and your reasons for requesting the variation is justified. So wanting to utilise your land wont suffice - its got to be something like you run a business from home or you are caring for family members etc. In my case, both my parents and in laws will be moving in with us, so I'm hoping that will help our application. Please double check with the builder and ask why you need 1.5m on the side. If not mistaken, you DO need 1.5m if you have a water tank on the side. But, why not move the water tank behind the garage ? (ie. close the garage door access to the garden, you dont need it do you ?) check it with the builder, If you dont have water tank on the side, do you still need 1.5m or 900mm ? Hope this info helps.
