The council rate I pay in Bardia is about $450 per quarter. My land (425sqm) settled in 2017. Hi IamSam, The land tax that Im thinking of the the amount that has to be paid at settlement which will be passed on by the vendor. They reckon it’ll be proportional to the number of months remaining since it the vendor initially paid for it for the whole year? If 6 months, I’m glad I went CDC, with some minor compromises such as: i. Increase balcony size from 20m2 (unsure if DA would have approved this anyway) as compliance to DCP and Developer guideline still need to be adhered to. ii. Garage width (would have liked to add 1/2 to 1 garage for storage) but this would have cost ~$13,500 and need approval. iii. Had to add some voids to keep within the max floor space. My land was also registered in Nov 2017 so it was ready to go. We are at Bricking stage now and coping the rain these past few days. But I aim to be in around September. Sorry my bad, its 10 weeks. For me - I had to pay full year council rates and then I received similar invoice from council as well. So I had to fight for 2 months (with New Breeze) via my solicitor to obtain refund of amount paid to them at settlement. New Breeze did not refund me but instead paid council so now my account with council is in credit. For my friend - New Breeze demanded only 2 quarter worth of council charges. Later council sent invoice (only) for remaining 2 quarters, so that worked out fine. This seems strange given I received a call from my solicitor 2 days ago advising the plan of subdivision was submitted with Council for registration. I did not think council moved that quickly? Also nothing concerning the same has been updated via New Breeze Facebook as I have noticed was the case for other stages. Can anyone else share their experience/insight? Also can anyone share their experience regarding valuation of land in stage 3.1? Have there indeed been huge drops in value compared to contract price? Finally, can anyone advise if we only suffer a loss of $1,000 for not complying with the Bardia Design Guidelines? Or is there some other negative consequence also? The contractual clauses are not very clear to understand. If your solicitor said council, they are mistaken. Dahua group wouldve sent a letter explaining this. I received that 3 days ago and it clearly states registration with LRS. We got the notification for lodgement to council months ago. LRS have lodged it and our land is now registered. During the previous land releases, there was a different team managing bardia sales. The new one seem to prefer email and sms...keep sending me the same comms about having finances ready despite telling them we're approved. My land value did not drop. We received unconditional approval 2 weeks ago and now waiting for process to be finalised. I have heard however that the smaller lots are getting valued for less. Re the fee, i believe you only lose the 1k.
