Browse Forums Building A New House Re: Building at Bardia - New Breeze 1288Mar 04, 2020 4:19 pm Gio_aus Tolgz mk1234 Hi Mate, I personally went to the council a month back they told me 6 to 8 weeks but if I am building a studio than it would take 16 weeks that's what they told. Are you building a studio as well or is it just the house?? Regards, Mohan House and granny flat. When I lodged I was told approximately 6 weeks by council didn’t turn out to be the case. Hopefully yours we’ll be with in the time frame you were told I got my DA approved by council last year in 6 weeks but this was without a granny. Same here. 6 weeks even with changes requested. Re: Building at Bardia - New Breeze 1290Mar 06, 2020 8:35 am Hi All We've moved in last month, so far so good. RE landscaping, we are doing fake grass for the backyard pending Final OC. So the plan is to put real turf first, private certifier inspect, take it out then put the fake one. Question, can we just lay the real turf without doing it correctly with soil? the the certifier checks it? Thank you Re: Building at Bardia - New Breeze 1291Mar 06, 2020 9:09 am juliennegd Hi All We've moved in last month, so far so good. We put in (cheapest) real grass without prepping the soil. Pictures of the landscaping (front, rear, side) were emailed to certifier who then did a drive-by to validate. Please note, a drive-by cannot inspect the backyard as house is fenced off. If your plans had any other back-yard specific inclusion (retaining wall, decking) that needs a signoff the certifier could actually inspect. After obtaining the Final OC, we delayed removing the backyard grass and it took hold and was a task to remove later. We have a rear garage, all fenced so we just basically need the front landscaping. Its also one of the terrace house so maybe just take a photo of neighbors backyard and email to certifier:-D Sorry iamsaM where di you get cheap grass? Re: Building at Bardia - New Breeze 1293Mar 06, 2020 5:11 pm Hi All, we got BAL rating 19 and 29 for lot 30 in Bardia Avenue from Council DA determination. My friend who is building in Lot 21 Bardia Avenue got BAL rating of 12.5. Can you please let me know if you are aware of BAL ratings issued in Bardia avenue particularly from Lot 26 ? Much appreciated and would helpful, Thanks Re: Building at Bardia - New Breeze 1294Mar 13, 2020 1:33 pm Hi Everyone, Can anyone recommend a good fencing company? Also, what should I expect to pay per square metre roughly? I've always gone for colorbond but this time we are required to install timber and I'm not across the typical costs for that. Thank you so much! Re: Building at Bardia - New Breeze 1295Mar 13, 2020 1:44 pm Cooky Hi Everyone, Can anyone recommend a good fencing company? You can do whatever you like, but according to Dahua Group guidelines, it should be timber unless your lot has a high BAL rating. Mine doesn't. If i dont do timber, I lose the $1000 they took at settlement. You would have the same as we're near each other. They already gave me my $1,000 back even before complying with their standards as outlined in guidelines. I can give you the name of the contact person if you want to get yours back? I think they may have done it by mistake but I wasn't going to say no to getting back my $1,000! I'm pretty sure my neighbours and I will all do colorbond. Just because it's cheaper and there's no maintenance. Yes, please if you could that would be great. Re: Building at Bardia - New Breeze 1299Mar 14, 2020 10:54 am NZ89 Cooky Hi Everyone, Can anyone recommend a good fencing company? The guidelines as stipulated during settlement stipp apply, in fact now they are more detailed. There's a form you fill in once OC has been received, and someone from Dahua Group will come out to inspect all guidelines have been met and only then will your $1000 will be returned. Who did you speak with? Hey In my opinion, it's best to speak to council, not New Breeze. I feel council knows more and they will be the one generally enforcing rules, not the developer. Get the name of the person you spoke to so you have a record. Also, all the houses very close to us are all colour-bond. When I spoke to council, she said pretty much word for word "It says timber, but, colour-bond is fine too". I definitely don't want you to get in trouble for anything, so you do what you think is best of course! I found the email trail with me getting the $1,000 back, before house completion. My conveyancer contacted them and ask for the $1,000. That might be your best bet, getting them to contact the lady below, not you directly contacting them. Contact details are below of the lady who was emailed and who processed my refund. I got the refund last June actually, even before my house officially settled!
