Just wanted to know what the setback boundaries are for the front, back and side of the property. I'm on a zero lot block for one side of my land. I'm most interested in the side setbacks as that seems to be my biggest issue with finding a design that will fit and have the rooms that I want! Thanks! Hi NZ89, You will need to talk to your builder in regards of the setback. Setbacks are defined according to the building dimensions, not by the total size of your land. Standard setbacks on the side is 90cm. zero lot block means you can have your garage attached to someone's else, but just in case, please check with the banks (if you are doing finance) before continue. I've spoken with over 20 builders and narrowed it down to 3 potential builders. I love the Maza 29 layout by Metricon: https://www.metricon.com.au/new-home-de ... oorplan=29 I have a 10 metre frontage. The house width is 8.99m which leaves the 900mm for one side (I have an easement) and 50mm for my zero lot side. (It doesn't need to be attached to the next door neighbours garage, I double checked. It's basically building right on the boundary, well, 50mm from it). Anyway, the builder said I can't do this because I need a 1.5 metre setback on one side. But so many people are telling me different things.....uh! Where are you building? Please double check with the builder and ask why you need 1.5m on the side. If not mistaken, you DO need 1.5m if you have a water tank on the side. But, why not move the water tank behind the garage ? (ie. close the garage door access to the garden, you dont need it do you ?) check it with the builder, If you dont have water tank on the side, do you still need 1.5m or 900mm ? Hope this info helps. Hi Wentworth33, I've checked with two others, but their house designs were smaller, so it wasn't as tight of a fit as the one I really want. I'll check with a few more! I guess once I get closer to the land registering, I will get my top three designs and see which council approves?! Do I need a water tank? I never heard about that..... I hope I don't need one.
