Should I be looking at builders now? A lot of them say that putting a small deposit and maybe another extension fee will enable me to keep the current prices and promotions. They say doing this hedges against future price rises which may be well in excess of my initial outlay. Is this accurate? Should I just wait till closer to registration (say around Aug/Sep this year) to commence the process of signing on with a builder? My logic for finding someone early, such as now, would be to indeed secure current pricing and promotions, thereby avoiding price rises. This will also allow plenty of time to carefully select upgrades, make appropriate changes, and time to peruse the contract with a fine comb and check it against the previously agreed changes. Is this a wise course of action or is it better to wait? Also, how much should I trust the product review website in respect of the builders' ratings? They seem genuine but a lot of the project builders have horrible ratings, with the exception of a handful (but they happen to builders whose designs I am not fond of). How do I go about choosing a trustworthy builder? Sorry for so many questions but as this is my first time building, I am trying to gather as much information as I can. Obviously asking builders a lot of these questions will result in biased answers. Therefore, I thought to open up to fellow consumers who also don't want to be rorted of their hard-earned. Thanks. Hi Icthys99, My recommendation is leverage from other's experiences here. Some of the builders guys using here are Metricon, Rawson, Blue tounge,eden brae etc.

I think the piers were under a mt...however I did not attend the site so don't know for sure. The soil report (LOT Classification report) showed sample drills and the rock was within a mt. Hi Sam, Thanks for the info. Thankfully I have allowance for 100 liner mt. What we do not know as practice, how deep new breeze do sewer pegouts. The deeper, the more costly its going to be and builder can only know this when they do soil test after rego and from sewer diagram of new breeze. I was curious to find that out before hand. How it works is as much deep sewer line is that much is taken and as radius left around it and you can't build around that area. In my case, sewer is about 2.5m from my garage wall(rear lane access garage). So if its deep enough, I would have to shift garage or reduce its size . Hi, I have sewer lines along 2 sides and 2 manholes in my lot. There was no issue with that at all. So I think the new breeze sewer pegouts should not be an issue. Around settlement time, New Breeze will give you the Sewer Diagrams made by SYDNEY WATER. My pdf file is 6 pages so cannot upload as image here. I think this sewer diagram has detailed specs of the pipes. I purchased the land on Bruce Ferguson (the part that is still closed) in mid 2017 and was told mid 2018 will be ready. But I don’t see that as accurate. I just got off the phone with a member of the planning dept at Campbelltown Council and was advised that they have and do allow variations so long as other building guidelines are met and your reasons for requesting the variation is justified. So wanting to utilise your land wont suffice - its got to be something like you run a business from home or you are caring for family members etc. In my case, both my parents and in laws will be moving in with us, so I'm hoping that will help our application. Please double check with the builder and ask why you need 1.5m on the side. If not mistaken, you DO need 1.5m if you have a water tank on the side. But, why not move the water tank behind the garage ? (ie. close the garage door access to the garden, you dont need it do you ?) check it with the builder, If you dont have water tank on the side, do you still need 1.5m or 900mm ? Hope this info helps.
