BAL rating could be reassessed and reduced further once the site is fully developed - that’s what the developer is saying at least 😊 You can reasses BAL on your own cost. If its up.. you need to pay more on building. If less, how much less? Standard BAL is 0-12.5. You better check the building price for each BAL range. If the next BAL range is 12.6-29, there is no point for you to reassess the BAL as the building cost remains. Agree. One of my friend who purchased a smart living lot in the same street along with me has already spoken to a builder on the additional cost. The outcome is, BAL-29 could cost an additional 10-16 grands more. I’m yet to shop around and validate that statement. Spoken to few home loan experts. They said loan for BAL-29 shouldn’t be an issue but depends on the property valuation. Bardia and few surrounding suburbs are identified as development zones.
