Browse Forums Building A New House 1 May 25, 2017 11:50 am We have been in our new house since the end of September and everything has been fine. However I just noticed a hairline crack in one of my kitchen floor tiles. So I got down and had a look and found 2 more joining that tile also have hair line crack going the same direction- there might be more but my fridge is in that space and I didn't remove it. I will call my builder but is this normal or what? My inlaws live around the corner and their house is 13 years old and nothing like this has happened to their tiles. I'm starting to get worried. ~Shellby~ GJ Bridgewater 203 11/3/2016 - Site Work Started 29/9/2016 - Handover 142 Work Days 6 Work Days Over https://forum.homeone.com.au/viewtopic.php?f=31&t=80174 Re: Tiles cracking 3May 25, 2017 12:10 pm It's a concrete slab. He used a flexible adhesive (that we also used on our old house and worked great there as the house was old and moved a lot with the weather) and there are flexible joints across the whole floor in the correct placements. We do have settling cracks on our slab like alfresco and garage but they have stayed hairline and not changed. ~Shellby~ GJ Bridgewater 203 11/3/2016 - Site Work Started 29/9/2016 - Handover 142 Work Days 6 Work Days Over https://forum.homeone.com.au/viewtopic.php?f=31&t=80174 Re: Tiles cracking 4May 25, 2017 12:19 pm Definitely talk to the builder as it sounds like something is not quite right. In our old house we have tiles on timber, and they have not cracked. I wouldn't expect tiles on concrete to crack, at least not for many years or unless they suffered some shock like having something dropped on them, and even then the damage would be different to hairlines. Re: Tiles cracking 5May 25, 2017 12:32 pm Was the slab within the building code? Our current slab has been found to have larger than acceptable slope by our independent inspector and we have asked the builder to rectify. If we didn't have the independent inspection I believe the builder would have just proceeded without rectifying and we could have had issues down the track. - View my blog at www.waldorfgrangebuild.wordpress.com Re: Tiles cracking 7May 25, 2017 12:57 pm Joker The quality of a tilers work when applying adhesive comes into play here also, was enough adhesive used across the tiles, was the slab cleaned well or did they tile over a dirty slab. We watched him throughout the 4 days, def enough adhesive - we have done our own tiling in the past (with no cracking btw) and he cleaned the whole slab. He was the neatest tradie I think we had. We felt he was doing a good job and the workmanship was great. I'm thinking it's slab not tiler to be honest only because of the hairline cracks our slab has. We are on clay reactive soil but I never expected fracked tiles - like I said my inlaws haven't had that issue and their tiler stuffed up a lot on their build 13 years ago. I have called the builder who will come out and look. I'm expecting they will fix for now replace the tiles, record the cracks in the slab we can see and then wait 6 months. If it happens again or the slab cracks change I will ask for a engineer check. ~Shellby~ GJ Bridgewater 203 11/3/2016 - Site Work Started 29/9/2016 - Handover 142 Work Days 6 Work Days Over https://forum.homeone.com.au/viewtopic.php?f=31&t=80174 1 6629 Firstly the ableflex that has been installed needs (manufactures specification) a sealant cap over the top, preventing water draining down between the slab and the… 3 7780 Our house was completed 8 years ago.
