Browse Forums Building A New House 1 May 19, 2017 1:40 pm Hey there! Welcome to my post. We are building the Electra through Henley homes. This is our third time building through Henley and we are super excited to build our next dream home. This is our first time building a double storey home, previously we built single story, but it was 4 against 1 in my household so this time around we are building a double story home. We are going to be building in Clyde North (South East of Melbourne). I guess the benefits for us in building a double story compared to single story is that our backyard will be larger, and more privacy by having all the bedrooms upstairs (out of sight out of mind). I am going to come alongside Cameron2608 and Eskay and share our journey in building the Electra. It makes is really hard when Henley doesn’t have a display home built for customers to see this beautiful home. Hopefully in the near future, they will consider this. I am a visual person and it gives me greater peace to see something that I am going to build. It is a really beautiful open plan home. We were recently given the opportunity to walk through the Electra which gave us confirmation that we definitely wanted to build the Electra and decide on personal changes we wanted to make to the home to make it our home. Below are some of the things we are changing or adding to our home; · Claire Façade · Increase ceiling height to 2720 (ground level only) · Increase all door heights to 2340 (including external front and laundry door) to blend with ceiling height increase · Installing R1.5 batts to all walls in house · Add sliding door in Study, WIL, Butler’s Pantry and Ensuite · Remove small window in Kitchen · Double Glazed Windows to the whole house · Add sliding door to Dining Area · Add small window to Living Area to balance room with other window · Added Overhead cupboards, cabinets, splashback, sink and Caesarstone Bench to Butler’s Pantry · Included upgrades – Feature Front Door, Ensuite, Bathroom, Grand Garage Pack, Kitchen and Laundry · Increased size of powder room on ground floor I hope our journey will encourage you and help if you are deciding to build the Electra. We could only view the home when it was up to a certain stage. We got a custom designed butlers pantry. It costed us about $4,300 which included 40mm caesarstone bench, overhead cupboards, splashback, cabinets below and a sink, as well as 4 shelves on the other side for food etc. Our butlers bench and cabintry is designed in an "L" shape. We were quoted $2508 for the whole house, it came up as a promotion special. Not sure what it is now. I love the Electra because you start basic and you build it up to how ever you want it. Could you please also advice what is the benefit of having extra insulation(R 1.5 batts) for internal walls that you have requested ? I thought only external walls is required to be extra insulated.Sorry, this is my first home so forgive me if my questions is to basic Thanks again. By the way, we have also chosen Claire facade Re: Henley Electra 2017/2018 build 10Jun 21, 2017 4:47 pm We chose to have R1.5 batts installed for a better sound barrier and thermal insulation, the higher wall insulation you go the better it will be, I think R1.5 is good for internal walls considering the builder they don't put anything anyway. We were informed that it will help in summer and winter. I have see a house with the Claire facade, it looks so beautiful, I took photos to remember how it look. I think the outside has to look good as well as the inside, that's my personal opinion though. Yes, I too think exterior is very important that is why initially I wanted to have Bella facade( the one with balcony) but it was so expensive. I so much wanted to have a balcony in my house but it seems I have to drop that idea Have you decided if you want to go with henley for the flooring ?What are you planning to use Laminate, timber? Also, did you also face issues when you ask for any structural changes? My agent always discourage me when I ask for any changes....even if it is as simple as extended showers. Thanks. Re: Henley Electra 2017/2018 build 12Jun 22, 2017 3:20 pm Yeah! The Bella Façade is pricey. Regarding the flooring we have decided to get it externally. With what you are going to pay through Henley for flooring you can get a far better flooring product at a better price. Our sales consultant recommended that we don't get the flooring through them because it is too expensive. I think you have more bargaining power outsourcing it yourself. We have gone with Laminate Flooring, QuickStep Largo " Recycled hardwood". This is our third time building with Henley, the first time we tried vinyl (ripped easy), 2nd home timber board (scratches really easy) and 3rd time QuickStep Laminate (seems more durable than timber floating board), again my personal opinion. The sales consultant will probably try and stir you away from making structural changes because they don’t usually offer it with the Essence range. Our sales consultant told us to do it at colour selection but we didn’t want to do it at the colour appointment, we wanted to know in advance what it was going to cost us. However, when we rang up Cosham Department (Colour Selection Gallery) they recommended us to try and get all structural changes done at sales to avoid any delays. We changed quite a few things structurally. This is our third time building with Henley, the first time we tried vinyl (ripped easy), 2nd home timber board (scratches really easy) and 3rd time QuickStep Laminate (seems more durable than timber floating board), again my personal opinion. we were thinking to get Vinyl flooring since it is more water resistant and softer than laminate.May I know what type of vinyl you have used earlier ? and how much you have been quoted for quick step laminate flooring for this house? I agree with you on doing flooring externally which will cost less with better quality. We have Henley reserve so we might not need too many upgrades. We had Isabella as our Colour Consultant, she was amazing, so patient and lovely to deal with.
As mentioned previously, this is our 3rd time building with Henley. The Colour Selection process has improved significantly. Gone are the days when we were in a small room with minimal samples on display. Now they have a fantastic showroom which is set up so well with everything on display. They even provided us with lunch, hot and cold drinks (including my children). Really Impressed. Anyway let’s get back to my Colour Selection EXTERIOR

We have organised our flooring and window furnishings outside of Henley. This will be done after handover.
