Browse Forums Building A New House 1 Apr 30, 2017 8:41 am Hi, i have just joined this forum. We just purchased a block of land which is not yet registered. The block is 29.5m wide, 70m deep. We are wanting to use up as much of the width as possible but still allowing a decent side access for caravan etc. We are so stuck as we can not find a builder that has anything close to our want list, which is 4 bedroom plus a guest room with ensuite. 3 of the bedrooms are to come off an activity room with own bathroom ( so the entire kids area can be closed off). Large home theatre (Min 4.5 x 5.5) generous main bedroom with large ensuite and large WIR. Study if possible but not a must, Triple garage, open plan kitchen, living dining with butlers pantry and very large island (kitchen prefered to be on the side so i can have a window splashback but not a must) a separate powder room. I have attempted to draw my own but i am very hesitant as for 1 i am not a designer or a builder and i struggle to visualise it as a drawing that i have done. Ideally we do not want to go bigger than 24m Wide and if we really really have to we will drop to a double garage. I would love to know if anyone has any plans they have that are similar but may need tweeking that i could look at. We started with their Toorak/Franklin design and their Calais design. We expanded the double garage to triple. Originally we were looking at the Dechellis Capri/Hampstead home too but we decided against building with them. These plans are all on their websites. I spent heaps of time cutting out rooms from other floor plans and sticking them on a plan of our block then I took my made up plans to our builder who had them drawn up for me. Commodore Homes in WA have a great website where your can search plans by adding your criteria. One of our criteria was we didnt want the master right at the front door, or right next to the kids rooms. We have planned a 4bdr, with activity area and 2 of the bedrooms coming off the activity space with a bathroom/toilet/vanity area, it also has a separate study, open plan kitchen meals and family and home theatre room, and a huge ensuite and robe in master. Macdonald jones want alot of money just to sit down and pull theirs apart so i am hesitant in case it is not what i am after. It will cost some money to get this done, but to concept stage at least it should only be a small portion of the total house cost (and a good design will pay for itself in any case). You could even make an attempt yourself, and then post it here for others to offer ideas/suggestions - that might give you a better picture before spending money to engage a designer. The Coral Daydream 32 is a good example of and many builders have designs with similar layouts. You can modify the base design to suit some of you more specific requirements. Extending to a 3rd garage is a very common option too. Best idea is to scan through the designs on the builders sites, find something close to what you want then play with the possible customisation i.e. print out copies and attack it with the pen and ruler. Alternatively find a builder you want to work with and tell them you requirements. They will come up with some ideas for you.
