Just got a tender price from Rawson and the Site costs + Council Requirements are $153,000.
I think this is very high comparing to others i read on the forum, i appreciate if someone can shed some light on these costs (detailed below) and let me know if there are reasonable or if there is anyway i can reduce any of the costs
- Demolition - $30k
- Work Zone Application - $27k
- Storm water connection + Hydraulic Design + 10,000 litres underground tank - $45k
- Material Handling (they said are due to traffic and limited delivery time due to location near school) - $13k
- Traffic Control - $3k
- Recification of footpath - $6k
- Drop edge beam to retain main dwelling - $4k
- Bush Fire BAL 12.5 - $6k
- Soil acid Class 5 - $3k
- Privacy screen for 1 balcony - $4k
- Sewer and electrical connection - $8k
- Plus other various small ones
- Cut n fill costs are included in the package as the land is within 1m fall
