Browse Forums Building A New House 1 Apr 17, 2020 3:17 pm Hi all, I am almost ready to build our first home. Both of us (I and my wife) drew a floor plan each and we liked both of it. So we decided to ask other's opinions as well to select one. I am sharing both of the floor plans, please let us know which one you like the most. Thanks, Midhun. Thanks, I m new to these, so I don't have many ideas. All I did was, looking up in real estate websites for floor plans and made up one considering a few ideas in mind. The floor plans that the builder given to me was not that great as well. So we left with these. Both need more work but your wife's is slightly better: Lounge, what is this room supposed to be used for? It seems the door is missing on both plans (both drawings) Orientation is very important, where is the North? (both drawings) Laundry in garage? Dunno... Quite controversial. (both drawings) Kitchen and pantry are separated with a corridor?? Why? (your drawing) Guest bedroom ensuite is bigger than master ensuite (with extremely tiny/unusable shower in master ensuite)? (your drawing) No TV in living? (both drawings)? Well... WIR, which is not really a WIR but a corner robe (your wife's drawing)? Quite controversial. House shapes .... well, need certainly more thinking (both drawings) Re: Floor Plan - Vote 7Apr 18, 2020 12:28 am alexp79 saved me a whole lot of writing ... Nothing like standing in a display homes to get a feel for what floorplans and room sizes suit your needs. Hopefully, they will become more accessible again in the near future. Do you really need a custom design and the associated expense ? Re: Floor Plan - Vote 8Apr 18, 2020 4:28 am why don't you have a look at the major custom builder websites, like Metricon, porter davis, boutique etc and take a look at their floorplans and see what you like the look of. Do you really want all bedrooms leading straight onto the lounge like that? Re: Floor Plan - Vote 9Apr 18, 2020 12:24 pm We need more information before we choose. Most importantly, which way is north? Orientation has a HUGE influence on the comfort of your home, & how much you'll pay to heat & cool it. In Australia you want your living areas to face north. As the sun is in the northern sky, your living areas will be light. The sun is higher in the sky in summer, lower in winter. So summer sun will be shaded from northern windows by appropriate length eaves, while in winter the sun will stream through those same windows. Designing a home to these principles is called "passive solar design". I'd recommend you read all about it on the brilliant government Your Home website. https://www.yourhome.gov.au/passive-design Concentrating on getting the orientation right, & what's appropriate for your climate.
