Re: Double storey base price 15May 14, 2017 12:01 pm 8000sq to 14,000 Sq, the lowest rate will include waffle slabs, lowest builders range fit outs, minimum code generally done anywhere from OK to really poor, basic outside house shape, basic single glaze lower end windows, low amount of power points etc. Re: Double storey base price 17May 14, 2017 12:13 pm Based on the info provided and the calculators I normally use I'd say that you're looking at a bare minimum of $300K (note that when you're looking at the bottom end rates per square/square metre can be extremely misleading) and probably a bit more (depending on your builder and the materials selected) for the base build. That will be extremely basic, and does not include site works, landscaping, flooring, window treatments, design costs, approval/compliance processes etc. Issues such as not being able to store a decent amount of material on-site will also add to costs, as will any access issues. It also assumes that your upper floor loads line up nicely on your ground floor structure and you have no large spans or requirement for structural steel. Your site works have the potential to add a bit more to this, depending upon the reasons for the 'P' rating. If it were me, I'd start with a baseline budget of a minimum 1,700 per square metre and work up from there. Why are you asking this? The answer to that informs what you need to do next. It depends on too many variables like upgrades, inclusions, slab cost etc etc. Cost could be around $10,000 to $12,000 per sqm. How i know? I work for builder. I have clients who just want basic turn key packages(~$10,000 to $11,000) and some want all the upgrades they can get(~$13-$14,000).
