Browse Forums Building A New House 1 May 13, 2017 7:00 pm Hi this is my first post! We have just bought a block of land and are now trying to work out which plan and which builder! We are needing a plan with at least 4 bed 2 bath and 2 living. I'm finding it hard to find a plan with larger sized bedrooms. Two of our 4 kids are twins and will share so needing a big room for them but the other sizes don't matter so much. Does anyone know roughly how much the volume builders charge to make a bedroom bigger? Who have you found to be the cheapest/best value out of the big companies? And maybe your budget? And a bit more about the house, double, single, what sort of upgrade do you want? We were hoping to spend around max 240k on the house.. the current one we are looking at is up to around 255 with our inclusions. Mine is 10.5x28m by comparison. 240k seems like a small budget for that size house... just from what I've heard others spend, but maybe I'm wrong. I'm with an independent, there pricing is fantastic, but the delays are horrible.. so can't recommend them. I know a lot of people in the S.E have had luck with Burbank, and there's a few Fairhaven builds that seem to be going well. Doesn't sound like you are asking too much for upgrades, so hopefully you can find something in your budget. Good luck! Re: Newbie looking for help with new home 7May 14, 2017 3:12 pm As a rough guide, builders charge around $5k to $7k to make bedroom bigger by extending its dimensions. Lower end of the range is when extended dimensions are easily extended to the back or side of the house and higher end of the range is when it can be somewhat difficult to find space to extend. This rough guide assumes builder will include a few things in extension which are more brickwork, more flooring needed, extra roof needed resulting in extra insulation, paintwork etc. etc. Re: Newbie looking for help with new home 8May 14, 2017 5:14 pm North East vic , Benalla. There are as fair few in that price range... Starting price around 200k but we would have to make at least one bedroom a bit bigger and not sure of the ball park price to do this? Is it a relatively small cost or one that is likely to blow the budget out a bit. We are half an hour away from the nearest display homes but with 4 little kids it's hard to get there to sit down and ask everything have been doing what I can over phone and email.. Re: Newbie looking for help with new home 9May 14, 2017 5:58 pm as you already have some plans in mind, if you know exactly how much bigger you want to go with your bedroom and what wall you want to extend, then just email the requirement to your builder salesperson and they should be able to give you some sort of quote on that as starting point. Be mindful, some of the builders require some sort of initial deposit before they get estimates on such custom changes from the drafts person.
