Paula homebuilder12345 Question 3: Does the builder need to another $10K to keep aside for future warranty needs (if something goes wrong in the 7 years)? Question 4: Should his profit margin of $50K cover warranty needs (if something goes wrong in the 7 years)? Q3 NO Q4 YES I cant believe he is asking for the $10K.... So will he give it back after 7 years if there is no warranty problems????? radiuz Hi Homebuilder, We are also looking at building a home which is just under 40 squares with a private builder and our prices are coming in at just over 400K with a reasonable spec. At this stage only one builder has mentioned the cost of insurance being an additional 2K, but the prices have come in as a total cost rather than price purchased plus margin. I thought builders pay annual insurance to cover themselves against defects and warranty claims, not the client. Where are you building? Builders must have liability insurance to be registered and to remain registered. The warranty insurance is per job and a different insurance all together. Hi everyone, Looking for some advise.
