Browse Forums Building A New House Re: Knock Down Rebuild - Henley Reserve (MainVue) - Aegean38 61Jul 14, 2017 2:43 pm ahh we were there for tender yesterday as well rachael. we originally were going to sign the contracts this coming tuesday, however have moved it to the same day as our electrical because we wouldnt have seen the final drawings etc.how the hell can you sign a contract without seeing the final drawings? anyway, we averted that. i agree, the logic behind some of the henley processes is abit flawed but overall our experience has been okay ( first build ) will keep up to date on your build though! seem to be close to breaking ground like us! We took the full week to read and re-read our contract from when it was delivered last week. As you can imagine our contract had many post-it notes over it with the questions that we had. I refused to sign contracts without seeing final drawings as I still hadn't seen a plan with all our requested changes. Contracts were then scheduled 5 weeks after tender with electrical in the afternoon. A learning I gave in feedback, was an updated electrical plan with my final drawings as I didnt see this until electrical. We do have a contract variation to go through as we realised that we need to move the kitchen tower away for the alfresco doors and because of this change need the oven to be left-hand opening. This will be sorted in the next few days. Electrical took a couple of hours and we came just under $6k, so wrapped over that and it includes an alarm system. Today, we have been to see our bank manager for the loan, and all paperwork has been submitted for review and valuation. Whilst we were with our bank manager, called our admin to have the signed contract sent to the bank and was all was emailed over in about 10 mins. I think that it is crazy asking people to review tender and then sign the contract in the same day. There is no way that anyone should be asked to do this, however it would seem that many people agree to this Can't believe that they expected you to sign contract without even seeing the final drawing or the electrical plan on your final design before the electrical appointment. We had months between tender and contract, mainly because we had to move out of out home and demo it - thank goodness. . When do you expect to have approvals?[/quote] Simonds have a website you can log in to to see stages. I noticed they marked Engineering Approval as complete yesterday. Not sure about permits yet. We're not in a rush. Trying to get electricity abolished and sewerage capped is proving to be a pain. Apparently the electricity abolishing will be done within 20 business days. So no demo till that's done anyway. Sewerage capping. I rang around a few plumbers. They either were too busy and didn't want the job or didn't have the equipment. One guy was pretty good. He suggested we dig ourselves (about 1.3m) find the pipe then call him in to cap it. Save money. We haven't decided yet. Also got bank paperwork in the mail yesterday so need to get that all signed and witnessed and sent off. This is not something that I would be doing as a choice but as a last resort to get it done, yeah, I'd be digging I love the builder websites - or should I say any thing that says - "You are progressing - a little bit". Electrical and Gas abolishment take forever - what is it with 4 weeks to make these go away? So why does it take this so long to get done - are there really that many homes that are being torn down that need these services removed, go figure. Energy rating came back as 52. Why - will that's simple to answer The current orientation is not optimal for the energy rating as we have hardly any North facing living area windows, and large area of glazing facing South which is a poor solar orientation. The changing of the slab type from a Waffle Pod slab to a Raft Slab has significantly dropped the score due to the loss of the insulation that the waffle pod provides. Changing the window and sliding door frames from timber to aluminium has made an even larger negative impact on their rating as the aluminium frames aren’t as energy efficient as timber. Changing back to timber is not optional but here are our 3 options that we have been presented. 1. Upgrade wall batts from R2.0 to R2.5 - Upgrade ceiling batts from R5.0 to R6.0 - Upgrade garage ceiling batts from R5.0 to R6.0 - Provide R2.0 insulation to sub floor of 1st floor - Provide R1.5 insulation to internal walls of laundry and bathroom - Double glaze Dining and Kitchen Sliding doors - Provide Low Emissivity (Low E) Window Glazing to all windows and sliding doors 2. Upgrade wall batts from R2.0 to R2.5 - Upgrade ceiling batts from R5.0 to R6.0 - Upgrade to garage ceiling batts form R5.0 to R6.0 - Provide R2.0 to subfloor of the 1st floor - Double glazing to dining and kitchen sliding doors - Timber frames to Dining 24-32 sliding door, Kitchen 24-27 sliding door, Dining 2No. 20-27 windows, Family 20-27 window ilo aluminium frames 3. We are not looking forward to the energy rating. Just another way the builder can add a few ** extras to bump up the price. We've got double glazing throughout and timber windows all downstairs so we'll see how we go. Hopefully the pricing is reasonable and you can get into the next stage of your build. Purchase a small Ozito jack hammer to break up the ground and then shovel it out. It cost us approx $300 all up and that included the permit vs $1600 quotes by a plumber with a small excavator. Not sure about you, however, I'd happily dig holes for a living for $1300 a day! Re the energy rating why did you end up going with a raft slab. For the raft slab - we are on heavy clay, whilst we knew that this would have an impact on the energy rating, we didn't expect it this much. That being said, with the insulation upgrades etc, it will benefit us in the long run. Que Sera, sera.
