I think the brick we went with was group 3 or 5. Can't remember how much extra it was. We both kept coming back to the same brick so we went with it. Re: Knock Down Rebuild - Henley Reserve (MainVue) - Aegean38 43Jun 29, 2017 8:38 pm Ok so this week we got the tape and meter moved. Street was under traffic management just as the primary school down the road finished for the day and my neighbours across the road had their nature strip torn up again by us. I did drop over some bribery in the form of a bottle of wine and 6-pack of beer. Have said - I love my neighbours
So company moving the meter and tap advised me that this would be moved 26 June- so waiting a couple of weeks, rang them Friday to check if they were on schedule - expecting to be told that it would be another couple of weeks and was told "Yep - we'll be there Monday" I was in total disbelief. So here is what caused all my excitement this week - Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Next - moving the LPOD. Legal Point Of Discharge. Why cause the driveway will be over the current one. So we have a new admin this week. All good as my previous admin will still be keeping up with our process as one of her staff members takes over the last couple of weeks of our admin. The other thing is that we were looking at our floor plans last night and realised that our kitchen tower with wall oven and microwave is going to be in the way of curtains on the alfresco. So sent an email last night for the tower to be moved to the other side of the kitchen. Not an issue but was told today that this will be sorted as a contract variation, BECAUSE our contract is being couriered over tomorrow. Not sure if I should be excited or nervous. Go figure - after all this time I have a conflict of emotions. Re: Knock Down Rebuild - Henley Reserve (MainVue) - Aegean38 49Jul 08, 2017 11:25 am We received our contract as promised on Wednesday night and a currently taking our time to read through this novel. We have checked that there are no omissions or errors from our original tender document, all changes, that we have requested are added with the pricing quoted and also going through the colours documents, and final drawings. All is looking great, couple of amendments but nothing to be concerned about. Now the hard part starts and this is reading through the legal jargon of the contract and ensuring that if we have any questions or queries to post-it note it. Anything that we disagree with will also be questioned. I'm so grateful that we have this document so early. I have heard that others with the same builder have received their contract the day before the appointment. Don't understand this and why the builder puts people under pressure to comprehend such an important document in such little time. Will get back to our reading after we go and get a quote for evap cooling for after handover. Flooring done last week - I'll get some pics up of that in due time. Re: Knock Down Rebuild - Henley Reserve (MainVue) - Aegean38 50Jul 08, 2017 2:48 pm I have no idea how people can go through their contract, not the day before but the night before and still sign off at contract day. How were you able to request the contract so early before your appointment Rachael? Re: Knock Down Rebuild - Henley Reserve (MainVue) - Aegean38 51Jul 08, 2017 8:09 pm Hi Firsttime I have no idea how or why we got our contract so early. Our new Admin called me on Monday to introduce herself and said that as my contract was bound so the modification that we asked for over the weekend would be updated with a contract variation. She then advised that she had missed the courier and we would be receiving our contract on Wednesday. As I was in such shock to be getting the contract so early, I didn't want to ask any questions as to why....... hehehehe.. I will ask next week at signing on how we won the early contract lotto. Did you get the whole contract early to review? We got given a draft HIA contract at Tender to take home and read before contract. But we didn't get to see the whole thing with all our details until the day. But again we'd seen it all at Tender. Hi Bri, We were provided the complete contract last week, I have no idea why so early but I'm not going to look a gift horse in the mouth and have been over in a number of times now, There are post-it notes all over it as we are not allowed to make marks on the actually contract. And we have number of questions to ask. Will let you know how signing goes after our appointment tomorrow. When we built with Simonds a few years back they did not let us see the contract until at appointment and when we asked to take it away to review they initially said NO. When they could not provide me with a valid reason, so we just insisted on it. We had it for a couple days and then had to take it back to sign. Not sure if it's the same process but it's your contract and you should be able to take is away to review it, in your time. Re: Knock Down Rebuild - Henley Reserve (MainVue) - Aegean38 56Jul 12, 2017 6:37 pm Rachael13 Signing contracts tomorrow and then doing electrical - it's gonna be a very long day.... but soooooo worth it.... Electrical after contract? Good luck tomorrow Re: Knock Down Rebuild - Henley Reserve (MainVue) - Aegean38 57Jul 12, 2017 7:11 pm Yep - Henley is really weird in some aspects. I give up on the logic behind it and much prefer how Simonds does it. Oh and Simonds colours appointment, and setup, is a million times better than Henley, which is very disappointing to say the least. Re: Knock Down Rebuild - Henley Reserve (MainVue) - Aegean38 58Jul 12, 2017 9:18 pm Rachael13 AnnPerkins We chose the same bricks as you for our build by PD. They look great! We actually chose the same roof too, but I changed it post contract as I was worried about the heat. Went with evening haze in the end. Hi Ann this is great - I haven't seen the brick on a house but fell in love with the small scale wall - do you mind sharing a pic, what mortar did you go with? I was concerned with the heat from a dark roof but we have colourbond and two whirly birds in the roof as well as all the insulation, so hopefully it will be ok. I just check out what Evening haze looks like - it's a lovely browny greeny colour I think I got our bricks confused - apparently we ended up choosing Newport, not Brighton! I remember they were really similar, so I had trouble choosing one over the other. We built with PD and they had a display home at Wantirna built with the Newport and Evening Haze for the roof. When I saw it, I went with that. Anyway, there is a pic of our house here: viewtopic.php?p=1708781#p1708781 Re: Knock Down Rebuild - Henley Reserve (MainVue) - Aegean38 59Jul 13, 2017 7:53 am Re: Knock Down Rebuild - Henley Reserve (MainVue) - Aegean38 60Jul 14, 2017 2:28 pm Contracts signed yesterday we had no drama's with it and there were no errors or omissions with what we had requested. We do have a contract variation to go through as we realised that we need to move the kitchen tower away for the alfresco doors and because of this change need the oven to be left-hand opening. This will be sorted in the next few days. Electrical took a couple of hours and we came just under $6k, so wrapped over that and it includes an alarm system. Today, we have been to see our bank manager for the loan, and all paperwork has been submitted for review and valuation. Whilst we were with our bank manager, called our admin to have the signed contract sent to the bank and was all was emailed over in about 10 mins. Great service from Henley - So now we wait for the valuation to be completed by the bank so that this can go back to Henley and valuation should be back by Tuesday or Wednesday next week so preliminary approval from the bank, which we then will be waiting on council to approve our plans. Once we have plans approved, the bank will provide full approval for the loan and Henley will be given the go ahead to start building. What stage are we currently at????........ again the waiting stage...... hahahaha::smile:: We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 37750 The biggest challenge will be if you take out a loan and then run out of money - you'll have an incomplete security and lenders do not like this so you can get stuck.… 2 19487 Hi, I am looking into doing a KDR in Melbourne and am contemplating using Kialla Homes. I am looking for feedback on them from others who have built with them. 0 13810 |
