Browse Forums Building A New House 1 May 09, 2017 8:45 pm Been stalking many a topics, reviewing ideas, reading others experiences with their own builds and even built an investment property about 3 years ago on a new estate, and tonight I find myself wanting to share my experience with the rebuilding of our forever home, trust me, I’m never rebuilding again after this one and we don’t even have the slab down yet.
In 2000 we bought our a large family home, needing some work, not much, just restumping and some cosmetic updates, with a huge block. Over the years, we have restumped, replastered, repainted inside and out, added new flooring and other bits n pieces. We were at the stage where the house needed restumping again - damn weatherboard house. We knew that eventually we would rebuild and there were minor issues creeping into the house, but we were doing OK in the old girl, until the massive storm in Jan 2016, where the street turned into a river at midnight, we had two dogs, two kids and two cats in our bedroom and a WATERFALL, coming down between the back room and laundry as well as dripping in the back lounge room. Buckets everywhere, power turned off to the back end of the house – thank god, we could isolate it. The words that left my mouth I won’t repeat here but the next weekend we were looking at display homes and this continue for a few months. Had a false start with another builder - house selected, colours chosen, demo company booked, tender appointment and hit a stop sign. This was not going to be the builder for us. Back to square one - then we found the Aegean38 and fell in love. Our sales rep with MainVue is amazing – we signed our quote 30 June. After review a few similar houses and we reviewed some more additions with the Aegean – we went to review the final quote in September. Well to our surprise there was a promotion that was added with MainVue – Double Glazing, LED lights, zoned heating and double fluorescent to the garage. But the base price increased $2K, but that just meant that $2645 removed from our original quote for double glazing, remove $2185 as we had previously upgraded the heating to be zoned, add LED’s and the garage lighting and we didn’t care about the price increase as the promotion saved us $2830 and we got LED’s. Again thank you MainVue. Please take our first deposit. 30 Jun 16 - signed initial quote 4 Sept 16 - Initial deposit 11 Oct 16 - Added power pit 22 Oct 16 - Cosham information session. 29 Nov 16 - Cosham appointment done and dusted. 4 Feb 17 - Move out of house into rental 14 Feb 17 - Tender appointment completed - second deposit 6 Mar 17 - Council approval to move crossover 2 May 17 - House demo completed 4 May 17 - Advised Henley – completed “declaration that we have demo’d” and paid bill to demo company 5 May 17 - boundary survey guys on site 8 May 17 - site survey girl onsite, we are moving forward 2 June 17 - approval to move water meter and tap 9 June 17 - Contract and electrical appointment booked for July 13 June 17 - Approval to build over easement and Council approval for dispensation 26 June 17 - Tap and Meter moved 13 July 17 - Contract + electrical completed 14 July 17- Application for loan 21 July 17 - Email from bank manger "Congratulations. Loan has been approved subject to Council Approved plans." 24 July 17 - Energy rating comes back at 5.2. Need to review options to get this up to 6.0 24 Aug 17 - Energy rating finally at 6. Modifications sorted and PCV's signed. Now pending Building Permits. 25 Aug 17 - Approved Building Permits 29 Aug 17 - Unconditional finance. 15 Sept 17 - Admin complete moved to constructions. 16 Sept 17 - Happy Anniversary hubby - we are going into debt - I mean building the house of our dreams 19 Sept 17 - Assigned Construction Admin and Site Supervisor 20 Sept 17 - Bricks delivered 22 Sept 17 - Henley temp fending up, port a loo & Henley Banner. SITE SCRAP as well! 26 Sept 17 - Finally our super expensive power pit is use by US, main power line positioned. 6 Oct 17 - Storm water and sewage pipes dug in and more bricks delivered 19 Oct 17 - Start of 30 piers going in 26 Oct 17 - Slabbed 27 Oct 17 - Invoiced 2 Nov 17 - Frame started 20 Nov 17 - Windows, some external door frames and doors (no front door), sliders delivered. 21 Nov 17 - Gutters installed 22 Nov 17 - Framing inspection booked 23 Nov 17 - Roof installation started 24 Nov 17 - Main roof completed and plumbing in 28 Nov 17 - Solar panels installed 30 Nov 17 - Reinspection slab\frame 6 Dec 17 - Electrical rough in, heater, and ducting in progress, lower roofing completed 7 Dec 17 - Windows gooped and pre-plaster inspection booked for 12 Dec 7 Dec 17 Invoiced 8 Dec 17 - House wrapping commenced 11 Dec 17 - House wrapped, bricking started 12 Dec 17 - Pre plaster inspection. 22 Dec 17 - Plastering 15 Jan 18 - Stairs installed - still bricking......... 2 Feb 18 - Top half brick wash 13 Feb 18 - Cabinets installed - still working on outside 21 Feb 18 - Outside cladding installed 21 Feb 18 - Lock up - invoiced 22 Feb 18 - Fixing - invoiced 23 Feb 18 - Stone benches all installed 27 Feb 18 - Pre-paint, waterproofing inspection 2 Mar 18 - Met tilers onsite 5 Mar 18 - Tiling started 8 Mar 18 - Scaffolding removed 12 Mar 18 - Painting inside 14 Mar 18 - Bottom half brick wash 17 Mar 18 - Bottom half downpipes installed 18 Mar 18 - 4 May - fixes, render completed 26 April - Advised NHP booked for 7 May 18 7 May 18 - NHP completed 23 May 18 - Finally gas line installed 1 June - No Gas meter 12 June - Driveway 14 June - Gas meter 21 June - Settlement 25 June - carpet 28 June - Laminate and appliances installed 29 June - Window coverings 30 June - Move in 2 July - Fence posts in and storm water redirected 4 July - concreting form work started 13 July - concreting poured, including cross-over moved. 13 Aug - front fence, Side gates installed 22 Aug - Electric front gate configured We still need to organise the crossover to be moved but this will be completed after we build So currently moving forward - very slowly, and can't wait to build. I hope that it is not to much of a shock for you. Are you building on a new block or completing a KDR? We actually had fun with it but we knew the scheme that we were trying to achieve. Good luck with it. I just wish we could book our contract but we have a few more things to complete before we can even get to that stage. Like you we are a little (very) biased on the floor plan - I just love it and can't wait to start building. Yay! Have called a couple of contractors for quote to move the crossover, and return the existing crossover, to curb, gutter and nature strip. We'll know next week what the cost will be. Ahh the joys of building. Ahh the joys of building. Great news. We weren't sure what to do about our crossover. It was approved but the guy we chose to do it was saying wait till after the build. While our building company is telling us to do it after demo but before build that way the big demo equipment won't damage it but the builder has better access to the site. At the moment our crossover is on the back side and we have to agree once they start there won't be any access there. I had crossover protection down for the earth movers during the demo and there are some planks that are worst for wear, so short answer is yes, don't move it till after demo. As for the builder, I would check if they are going to provide asset protection with the council and provide the crossover protection, as well as repair any damage they make using the crossover during construction. I know that when we previously built on a new block, there was no damage to the crossover. Yeah we were leaning towards not doing the crossover until after the build was complete but at our Tender meeting they told us that they get Asset Protection with the council for the build. (We have to get it ourselves for the demo). I'll ask again at contract to confirm it. For our build they need a crane to get stuff over the power lines which will be on the road so there shouldn't be a need for any real heavy equipment to use the new crossover whereas the demo will have heavy vehicles etc. Re: Knock Down Rebuild - Henley Reserve (MainVue) - Aegean38 12May 14, 2017 11:53 am Time to share our colours - our palette is simple grey, white and wood. This way we can add any colour and the kids can still have their own style rooms. Our former house had many colours, from dark blue feature walls, to the kids rooms being one yellow wall with three blue and the other being three yellow walls with one blue. There was mauve latte,and light blue through out the house.
So you can imagine - we are ready for the same colours being through out this new home. Outside - We have chosen the Eclipse façade with option 2 part render. At least with this forum everyone understands that this process takes time and a KDR takes sooooo much longer. I know that a new block was much easier and less painful than this process. As for delays - I've accepted that there are going to be lots on the way and I'll celebrate every step forward. We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 38508 The biggest challenge will be if you take out a loan and then run out of money - you'll have an incomplete security and lenders do not like this so you can get stuck.… 2 19863 Hi, I am looking into doing a KDR in Melbourne and am contemplating using Kialla Homes.
