Love the room under the stairs lol I love the Harry Potter room, it goes all the way around the corner and under the other flight of stairs. This is going to be the shoe cupboard and house the vac, brooms and mop. Booms and mop cause somebody forgotten about a broom cupboard in the laundry. Are you getting stair lights as well? Firstime - I can't wait either for it to be stained. We have two lights going in either side of the windows and a square stair light for each flight. This stage is just going sooooooo much slower than all the others but I guess the fit out is going to take the longest as it is all fiddley work to be done. I know that they have both been on leave since before Christmas and work has continued but both have been back since Monday and I have had nothing. Portal had not been updated, which could be easily done if they are to time poor to email or ring. Maybe even delegate out the progress update. Customer communication is not their strong point, which is very disappointing. Time to send another email for a progress update, or just go to site and ask the tradies when do they expect to be completed bricking............. Our SS doesn't seem like a bit communicator but he did say he's not big on computers etc, lol. I do know that he does get my messages though so that's good. It helps that we have the MySimonds site for a guide to dates. Re: KDR - Henley Reserve (MainVue) - Aegean 38 - Stairs 348Jan 25, 2018 4:03 pm Had a couple of updates this week, which has been great. SS advised that he's working on getting the roof trusses sorted out and then the roof to be fixed so it all lines up. Then the master bedroom can have the ceiling plastered. Issue with this is ensuring that the weather behaves and the tradies are aligned for when the roof is opened up. There are items to be fixed up inside with plaster etc that SS has picked up and then for the plaster to be reviewed. I think SS said it was Boral to sign off on plastering, I know I should have paid a little more attention but I was concentrating on following something at work. Once that is done, then the waterproofing is to be completed. Stairs have had their rails added as well. Brickies has been onsite yesterday and today but I haven't had a chance to get over to the house. SS told us advise our neighbours that the brick cleaners will need access from their property to wash down the garage wall, this happening next week...Reason for this is that we have the garage about 200mm off the fence line. For some reason it freaks me out with the garage wall being the divider between the two properties and the last thing I want, is to be concerned that my garage could be drilled into or anything like that. I know it's weird and it took me a while to convince hubby that this was not a negotiable item..... So we are off to the house this weekend as there is some fence fixing required so that the cleaners can hang over the fence.... Pics to follow after our field visit. Happy Australia Day everyone. One thing that has us curious, is that if we didn't remove sections of the fence, how was Henley going to get to the Articular Joint to add expansion foam or whatever they use... hmmmmm I didn't get pics, as were did what needed to be done and came home to die. We also had a call from our neighbours across the road to advise that brickies were onsite today - I can't believe in Melbourne's heat they were bricking. If Melbourne weather keeps getting humid, we are going to have to get a split system installed into a few rooms. Will just have to see how good all the insulation and double-glazing goes. Can't believe that the weekend has gone so quickly...... We had it in our old place and are seriously missing it in the rental. We have a split system in the kitchen/dining but it doesn’t reach the bedrooms. We are planning in putting in evap cooling, we've had it in 3 properties now but we have AC in our lounge in the rental which was great on Sunday. Evap is in the remainder of the house. Even the dogs were in the lounge on Sunday with it being so hot. I love that the AC actually cooled the room so that you didn't sweat when you moved. Will see how the new house goes and can always add a split system to the main living\dinning kitchen area. Just of that little bit of luxury. So I'm thinking our bricks are not going to be cleaned on Friday with all this rain overnight as our site is going to be back to a swamp with the house on the island and the temp downpipes again are no longer connected to the storm water. but thank goodness for the rain on the upsize it's so nice outside this morning and very cool. Ah joys of building...... We had plumbers doing the down pipes on one of the stinking hot days. Nuts. I love that evap cooling can be ducted in all the rooms. But yeah we might end up doing the same one day. Some of these days have been shocking. Oh bummer. Hope they do do them, it makes a big difference. I noticed this morning out back corner has filled up a bit again but not too bad. Yeah none of our temp downpipes stayed in place. Though with actually downpipes installed it's not much better because they aren't connected at the bottom yet. The water is causing holes in the ground (not sure the technical term, lol) Today is such a relief after the last few days. We had a birthday party for Miss 12 on Saturday and had to keep them all inside in the aircon. I've told my two that this year is last year of at home parties, and this is only because we will hopefully have the new house before the first one in May. Yeah - temp down pipes are useless, our pool has returned after last night's downpour. I was also surprised to see that all of the plaster has been removed from the garage wall, so am curious on what the issue there is. It's been removed by design as all the plaster and cornice is in the builders bin and there is also some of the insulating missing. The interesting thing is that there is not sisal between the bricks, and insulation. Had an email from our Admin to say that there is a construction update on the portal but to wait 24hrs for it to be made available. Love that about Henley - just email me the damn update. Last one says that we were to be getting waterproofing and then tiling but none of those appeared. Oh and am locked out again - you should see the mud (heavy clay) on my shoes from going around the back of the house. Alfresco slider door is zip locked again - bugger lol. Small house. Hubby ended up putting his buds in and listening to music to cover the sound, lol This was a first at home party. Our old place was way too small and needed work done on it so we didn't like having parties there. They are looking forward to the new place being much more party friendly. Oh sounds like some leakage problem. Good thing that it's getting sorted though. The Simonds portal thing is pretty good. THough they tend to mark things off as done before they are. Lockup was marked off last week and really the front door was only put on today. Hoping to go tomorrow and get a good look. The poor correspondence seems a bit hit and miss with Henley. I’ve had to complain a few times for poor response times from my customer relationship manager too. Weather forecast for the next few days shows no rain so hopefully they’ll sort out your roof by then. Issues are getting fixed and the in past few weeks our SS has been calling me every week, which has been wonderful for the updates to be provide by phone. It also gives me the opportunity to ask questions, instead of txting and get responses in the same manner. I really appreciate the direct contact and not relying on txt or portal updates. He offer us to speak with the tiler so that we can see the layout that is planned and see things before the tiles are fixed. This gives me a better peace of mind, as we have tiles that are the same size but different colours so I'm really keen for these to be laid as near perfect as possible. I've seen some horror pics and share this concern with our SS. He has put me at ease for the time being but I'm going to worry right up until they are laid. I have to go by the house later today to see the progress. Where are you at? Is the house demo'd? I'll have to pop over to your page to check it out. I'm also feeling burnt out from work.. So this week is all about doing the things that I love do and one of those is take care of my family, just being a wife and Mum. It's just a shame that Hubby couldn't take the day off but never mind, he'll be spoilt once he gets home. The thing that is going to be really hard, is not to keep detouring past the house to check on progress. I haven't been to the house or past for about a week now, so am very curious on the progress, and hoping that this afternoon I can sneak-in and I'm not locked out again . Oh and we still are not at lock up - last update was that we are about three weeks away from that massive invoice, not that I'm concerned, as this means that the money continues to stay in my bank account and not in Henleys Will provide an update if I can get in......... We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 37143 The biggest challenge will be if you take out a loan and then run out of money - you'll have an incomplete security and lenders do not like this so you can get stuck.… 2 19107 Hi, I am looking into doing a KDR in Melbourne and am contemplating using Kialla Homes.
