Loan has been approved subject to Council Approved plans " Guess what we are doing now, besides drinking a nice bottle of wine..... we are WAITING for council approval. Have a good weekend everyone - this wine is going down very very well tonight - just that little bit nicer than normal. Congratulations Rachael! Such fabulous news! Now onto the build _________________________________________ Regards Manj https://forum.homeone.com.au/viewtopic.php?f=31&t=88256 Re: Knock Down Rebuild - Henley Reserve (MainVue) - Aegean38 76Jul 25, 2017 7:05 pm So here we were waiting happily for building permits and got hit with a whammy. Energy rating came back as 52. Why - will that's simple to answer The current orientation is not optimal for the energy rating as we have hardly any North facing living area windows, and large area of glazing facing South which is a poor solar orientation. The changing of the slab type from a Waffle Pod slab to a Raft Slab has significantly dropped the score due to the loss of the insulation that the waffle pod provides. Changing the window and sliding door frames from timber to aluminium has made an even larger negative impact on their rating as the aluminium frames aren’t as energy efficient as timber. Changing back to timber is not optional but here are our 3 options that we have been presented. 1. Upgrade wall batts from R2.0 to R2.5 - Upgrade ceiling batts from R5.0 to R6.0 - Upgrade garage ceiling batts from R5.0 to R6.0 - Provide R2.0 insulation to sub floor of 1st floor - Provide R1.5 insulation to internal walls of laundry and bathroom - Double glaze Dining and Kitchen Sliding doors - Provide Low Emissivity (Low E) Window Glazing to all windows and sliding doors 2. Upgrade wall batts from R2.0 to R2.5 - Upgrade ceiling batts from R5.0 to R6.0 - Upgrade to garage ceiling batts form R5.0 to R6.0 - Provide R2.0 to subfloor of the 1st floor - Double glazing to dining and kitchen sliding doors - Timber frames to Dining 24-32 sliding door, Kitchen 24-27 sliding door, Dining 2No. 20-27 windows, Family 20-27 window ilo aluminium frames 3. Upgrade wall batts from R2.0 to R2.5 - Provide additional R2.5 wall batts and foil to garage external walls - Upgrade ceiling batts from R5.0 to R6.0 - Upgrade garage ceiling batts from R5.0 to R6.0 - R4.0 to subfloor of 1st floor - R1.5 to internal walls of laundry and bathroom - Double glaze dining and kitchen sliding doors - Reduce the following windows/sliding doors: Dining – 24 x 27 aluminium sliding door ilo 24-32 aluminium sliding door Dining – 2No. 18-24 aluminium windows ilo 2No. 20-27 aluminium windows Family – 18-24 aluminium window ilo 20-27 aluminium window Study – 18-18 aluminium window ilo 20-21 aluminium window Leisure – 15-24 aluminium window ilo 15-27 aluminium window So we are - yep - waiting on the pricing to come back so that we can review what our options will cost us but it could be a few weeks before the Low Emissivity glazing pricing comes back. We will see what comes next........ Re: Knock Down Rebuild - Henley Reserve (MainVue) - Aegean38 77Jul 25, 2017 8:18 pm Ohhh man! Had such good news with the loan and just waiting for the council. We are not looking forward to the energy rating. Just another way the builder can add a few ** extras to bump up the price. We've got double glazing throughout and timber windows all downstairs so we'll see how we go. Hopefully the pricing is reasonable and you can get into the next stage of your build. Re: Knock Down Rebuild - Henley Reserve (MainVue) - Aegean38 78Jul 25, 2017 9:15 pm Re the capping of the sewer, we did it ourselves. Took a full day to dig it out. Purchase a small Ozito jack hammer to break up the ground and then shovel it out. It cost us approx $300 all up and that included the permit vs $1600 quotes by a plumber with a small excavator. Not sure about you, however, I'd happily dig holes for a living for $1300 a day! Re the energy rating why did you end up going with a raft slab. Was the raft slab specified by engineering? ------------------------------------------- Build Thread - Mainvue Emporio ER430 KDR https://forum.homeone.com.au/viewtopic.php?f=31&t=76790&p=1332227&hilit=mainvue#p1332227 Re: Knock Down Rebuild - Henley Reserve (MainVue) - Aegean38 79Jul 26, 2017 9:47 am Rachael13 So here we were waiting happily for building permits and got hit with a whammy. Re the energy rating why did you end up going with a raft slab. Was the raft slab specified by engineering? lol - our sewer was capped ages ago, we had no issues with this side of things - house decom was completed back in May, but thanks for the offer. For the raft slab - we are on heavy clay, whilst we knew that this would have an impact on the energy rating, we didn't expect it this much. That being said, with the insulation upgrades etc, it will benefit us in the long run. Que Sera, sera. We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 37143 The biggest challenge will be if you take out a loan and then run out of money - you'll have an incomplete security and lenders do not like this so you can get stuck.… 2 19105 Hi, I am looking into doing a KDR in Melbourne and am contemplating using Kialla Homes. I am looking for feedback on them from others who have built with them. 0 13444 |
