When we started with our new builder I expected to be in by Christmas 😂😂 so naiveand completely fresh at this. Bricks look fantastic and I love the cabinetry! Swung past this weekend and so limited what we can see, inside doors seem hung, could not do under the eves as rain for the week, Hoping the water proofing got put down. guess time to start getting updates from SS rather than onsite visits. time to book me some over seas trips to get my mind off it! Going to ask for an inspection this week but is it just me or have they been a bit cheeky sending this invoice out... I know they will say holding out for shelves till after paint, but in my books that's their prob not mine. and with no flooring done I don't think they can call the work 90% done the other kicker for this stage. didn't take pics as know we will be inside this week to see it properly. (could see kitchen island done though window however and crap it huge!!!) The definition in the contract says all troughs and tubs are in but they weren't for us. I guess because its at that stage they shouldn't expect you to pay it until its done, but they have sent you an invoice and you only have so long to pay it so I don't know where you stand! Looking forward to some new photos! My thoughts are if that is how the builder does it then that should be "their" definition in the contract. considering they defined the stage not us, you would think that is where it should be. I think it makes complete sense to only put this stuff in fairly last minute, less chance for damage/theft. but I also think that it should be listed as such in the contract. I know with my work we do payment milestone for the larger jobs and some-one goes through every line item to be sure I did it prior to paying. So I guess I have the mentality that I expect same when I am paying. I do remember reading this before we signed and thinking yeah that's pretty normal and makes sense so stuff doesn't get damaged however it dawned on me recently (when our SS mentioned that fixing stage would be done by last Friday ) that it's a bs clause! I don't imagine they would have budged but we should have tried to negotiate a larger final payment given they've shifted a huge amount of the work into the final stage. We're expecting our fixing invoice this week too and with the state of the outside of our house we must have close to half the work left to go . We still haven't paid the lockup since the roof still isn't finished and no one has contacted us to discuss like we were told. And they tried to claim lockup on ours with the roof incomplete due to regulation changes! Yeah right! If we pay that and the fixing this week, we will have 10% owing with an unfinished roof and nothing to compel them to seal it up until the end. It was the first one that excluded shelves, as well as bench tops and glass splashbacks. I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
