Browse Forums Building A New House Re: JG King Lexington 240 - Frame going up 22May 22, 2017 6:17 pm totally agree, week before last tradies onsite only one day fr the slab. but it was still a milestone when we saw it, and yeah it just makes things look like moving. going to be painful when it gets to lock-up stage however and cannot see progress. on a plus note air cond people called today to confirm the model after SS contacted them so they can get their stuff in the ceiling before it gets put up. The are putting though the first of their payments as part of this stage. we have paid our part but 2 weeks after sending them the approved invoice still nothing. is this normal? how long should we wait? when should we expect the builders to start complaining? would hate to have them slow down as the bank is being a bank! The reason for the delay is probably due to the valuer not attending site or not providing his report. I'd tell Kings about what's going on though with the bank being slow. Might be worth telling your admin person too. Re: JG King Lexington 240 - Frame going up 25May 25, 2017 11:14 am So I must have an exception for a SS. Just had a call saying they were finishing up the frame today and sent me an email with what tradies were booked for what day for the next 3 weeks Assuming they turn up this is building my confidence as well as the house. I hope it goes more smoothly for you, our previous SS booked everything to lock-up by the end of this month . I'll be surprised if we have a roof on and all the windows in. And by the way everyone dodged our question I'm pretty sure MBA still haven't signed off on our frame. Re: JG King Lexington 240 - Frame going up 27May 25, 2017 1:19 pm yeah he said he is not trying to break records with the fastest build but to make sure things are done in the correct order and not having to be rushed so they are done correct. Even though we are currently homeless I agree that it's best to take a little more time to make sure it's done right. (we got kicked out of our rental as they decided to sell it, so we had to move out a few weeks ago. back living with our parents for first time since I was 17!) Enjoy that! . I don't think I could. Focus on the money you're saving! We have an awesome landlord at the moment, she reduced the rent a bit for us so that we could stay here while we built, and now she wants to sell but she'll wait until our place is done. She is using this time to ready the place for sale so I've been living with constant trades for the last 4 weeks. Thankfully so far they've all been nice. She says no pressure on the timeline but every time I see her or she texts she asks how our house is going, I just have to keep saying slowly so she doesn't get her hopes up. OK This is now my fourth time trying to add a quote and my comment, it hasn't been working so now I've just copied your words and started writing my comment. Funnily enough I copied my previous comment pasted it underneath the quote and submitted in, not before I copied the quote I was trying to use. So here I am again writing something so simple for the fourth time. So as I was trying to say, I haven't lived with my parents since I was 19, and yet I find myself here again! We have been here 8 weeks, have contract signing on Monday and no doubt its going to be a LONG time here. My parents have gone on a holiday travelling around Australia, but when they return its going to be busy with the 7 of us here. Wish our house would just start already. I am looking forward to seeing your progress and colours. SO friends recently built with another builder and they got a copy of the keys so could do a walk though and check on it at any time. has Anyone else heard of this happening as it would be great when we can only be there on weekends. I felt my SS would specifically lock the place up like Fort Knox if he knew I was coming. If you really need access the internal garage door has hinges on the garage side (as that door opens into garage) so if your handy you can just get the pins out and lift the door off but I didn't tell you that Re: JG King Lexington 240 - Frame up windows in 35May 27, 2017 9:25 pm the amount of times I have had to sneak back into my parents house I have no doubt I can get in...be easier if there was a key however. JG King Lexington 240 Acreage build https://forum.homeone.com.au/viewtopic.php?f=31&t=87762 Re: JG King Lexington 240 - Frame up windows in 38Jun 01, 2017 8:58 am We found square set was automatically added at contract with floor-to-ceiling tiles. They don't tile to cornice. For kids bathroom the square set was $164 (not including wc1) For powder room it was $119 For the ensuite and wc2 it was $719. Note that ensuite includes master bedroom and dressing room because there are no hampers separating them so its all one continuous ceiling line by default. We didn't like the idea of the this much square set, so we asked for a building variation. We added 2 hampers, one at dressing and one at bedroom. We kept square set in the ensuite and wc2 areas and cove cornice in the dresser and bed. As part of this variation we also tiled wc1 to ceiling and added square set there too (which was missed) all this was about $1100 all up. I think their accounts screwed up because we only got charged the $1100 in the end and not the other figures above. In the end all our bathrooms, wc's and ensuite are square set and the rest is cove. All these wet areas are tiled to ceiling except powder room. How this makes sense. Re: JG King Lexington 240 - Frame up windows in 39Jun 01, 2017 9:58 am thanks for that. 6 months ago I would have been scratching my head going WTF. now it's more "cool got it." Down here they will let you tile to the cornice, one of their displays has square set in the ensuite and cove in the bathroom, both full height tiling. We square set, front hall, ensuite/dressing, bathroom and kitchen/dining/family for $1190. Would have like to have gone everywhere but at the time felt costs were getting up there. I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending. All their existing trades and businesses don't work with… 14 105542 1 7941 |
