Last I heard was that we're on track for title in early August, settlement mid August. Top soil for nature strips left to do for sites, roads and footpaths done for stages 1 and 2. Last I heard was that we're on track for title in early August, settlement mid August. Top soil for nature strips left to do for sites, roads and footpaths done for stages 1 and 2. Street signs and entrance are left, everything else I believe is complete. hope so cos I start paying penalty to my builder if they can't get to site by 3rd week august. The fencing around the entry to the estate has now been removed. I spoke with the developer earlier this week, compliance due within a fortnight and still on track for title in August as expected. I saw no activity for stage 1 or 2 for the last 3 + weeks but today they had trucks and utes running around. Have a look at the highgrove thread, there stage one was delayed for ages. Also stage one at Eliston was delayed for about 6 months so East is about on track. Have you checked out the spear website to see where your stage is at (certification date, compliance or final cert)? Those days were different - they found it hard to sell land but now they r selling land which they would have sold in 5 years down the track in a couple of months - they release 10 lots and jack up the price around 10000 every 10 lots. So they have enough working capital to show the financial institutions. so practically a person in stage 4 towards the end is buying the same size lot for almost 40000 more in comparison to stage 4 first 10 lots whereas from 2010 to 2015 there was a increase of around 20000.
