Browse Forums Building A New House 1 Apr 22, 2017 6:17 am Hey All, New to the forum so hello world! 😁 We're in the process of building a Sheridan 36 (48 after upgrades) and are going through colour selections now. Thankfully, they're almost all done and hoping construction will start in 3 months (or so we've been told at this stage). Has anyone recently built around the Hills District in NSW? If so, are the SS's good? Our csc has been pretty good to date but she recently got moved to work on other stuff and we got someone else. Hopefully the new person is good too but we're almost finished colour selections anyway. Heard the construction consultants aren't very good. Anyone have any recent experiences with construction consultants in Sydney? Thanks Phoenix Re: Clarendon Sheridan Build - Box Hill NSW 3Apr 25, 2017 1:20 pm Hey Paul, Which estate will you be in at Box Hill? A lot of work going on out there. Hope all goes smoothly with your pre-construction journey. We've had a little frustration along the way and are very close to wrapping up colour selections. When do you think you'll get to colour stage? Include all your changes early especially the structural ones! We made a few changes post contract signing and paid the $1500 fee each time which was a waste. Really hoping the construction stage goes smoothly as that's seems to be when the real headaches start. Only a few months away from that but looking forward to it so we can see some progress! Re: Clarendon Sheridan Build - Box Hill NSW 4Apr 25, 2017 11:35 pm we signed up to stage 1 of High Grove which is planned to register next month - whereabouts for you ? haven't done any appointments yet as I understand it is still going through admin. we have received a draft of the land contract to review though, and had general looks at the lifestyle options at a head office tour and the tilers. my wife & I have been reviewing the fantastic insights from the forum, and now we have a list of 100+ items to discuss during tender, and the list keeps growing . one of the sapphire inclusions is for a Tender Extension (9 months) - was this something you were able to take advantage of ? I hope all goes well for you in the construction phase and will be (hopefully) trailing not too far behind on the journey to building our castles. Re: Clarendon Sheridan Build - Box Hill NSW 5Apr 26, 2017 1:09 pm we're actually in Stage 1 of Highgrove too. We may be neighbors!! Going through the color selections wasn't too bad but I was pretty surprised around how poor the attention to detail was from some of the people. Made it a bit frustrating as it resulted in a lot of unnecessary back and forth. Clarendon only assigned one person to coordinate the colors for all the Highgrove properties so it's challenging trying to get responses from her at times. Luckily out CSC has been good and quite responsive. Regarding the tender extension, I don't think it was an option for us. We signed up pretty early when not much of stage 1 was sold so had plenty of time. We went through the contract, tender process pretty smoothly and quickly. Didn't really add much to the tender but added a lot during the color selections. Re: Clarendon Sheridan Build - Box Hill NSW 7Apr 29, 2017 7:42 am Up near the park, lucky you! We're back on Crux St. Was there many blocks left up there to choose from? Are the blocks level up there? Down our way, none of the blocks are level but we got one of the ones with the least amount of drop so the slope isn't bad, it's front to back but not steep. We had a lengthy process with the sales guy (choosing a block, house, etc) prior to getting to tender stage. It was about 4 months. The biggest frustration was the transition from sales to tender. We made many cha nges to the house with our sales guy and when we got to tender stage nothing was passed to the tender guy and no changes made to the plans!! Had to go through it all again! Tender guy wasn't bad and that part went ok. Took months to get to colour selections but we were told it was because registered land got priority. During colour selections, Clarendon has been the slowest. All our selections were done about 2 weeks ago and we're still waiting on their part. Mind you we had our first colour appointment in late Feb! Hopefully we hear from them soon so we can finalise all colour selections. Re: Clarendon Sheridan Build - Box Hill NSW 8May 01, 2017 10:30 pm there was only 2 blocks left in stage 1, and we chose the one which was over 530m2 but an irregular shape. Lot slopes down from front-to-back which makes the construction a little more challenging (and expensive) I guess. now we just wait to hear once the land gets registered and the tendering begins - gives us time anyhow to be sure on what we end up doing around upgrades, and exploring the possibility of deferring work to independent contractors instead of clarendon. let us know when you hear back on your colours. Re: Clarendon Sheridan Build - Box Hill NSW 9May 05, 2017 6:40 pm Finally heard back yesterday! Apparently they've got a large backlog to get through now. Regardless, we've been waiting since Feb. With only one person assigned to do all Highgrove properties, there's going to be delays. Re: Clarendon Sheridan Build - Box Hill NSW 10May 06, 2017 3:54 am Hi Paul, Can I ask what you're doing with Bed 5 in the Sheridan? Did you leave it as a normal room or put cavity sliding doors similar to the display home? We also have a land registration confirmation for mid this month! Hopefully won't take long for construction to begin now. Thanks Re: Clarendon Sheridan Build - Box Hill NSW 11May 06, 2017 4:07 pm Intention is to have Bed 5 as a music room / kids study. we prefer to get the cavity sliding doors depending on what the price is - do you have any ideas on the price of those doors. We've had our tender appointment confirmed for end of May, so hopefully we're not far off you in getting started as well
hope its ok, i'd like to share what inclusions we think we are getting on the high grove stage 1 deal - appreciate it if you had anything different Paul Re: Clarendon Sheridan Build - Box Hill NSW 12May 06, 2017 5:30 pm Hey Paul, Our inclusions are mostly the same. We didn't have the tender extension or cornices called out. Beyond that, all the same. We just received a pcv last week to add cavity sliding doors to bed 5 and it was $402. Don't think we'll get it though as the wife wants it to be a full room. Regards Phoenix Re: Clarendon Sheridan Build - Box Hill NSW 13May 07, 2017 5:34 pm Hi Paul, Bit of advice for your tender appointment but don't take what they tell you with a grain of salt. We asked a lot of questions and we're given definitive "no's" to some but post the first meeting I followed up with our sales consultant who contradicted that. When I questioned the items in the second meeting, the presenter changed his tune and was like 'yeh we can do that but I wouldn't recommend it for whatever reason...'. Seems like they intentionally try to steer you away from certain things or maybe they just want a quick signature. Re: Clarendon Sheridan Build - Box Hill NSW 14May 07, 2017 11:08 pm Cheers phoenix. great advice, will keep that in mind. seems to be a lot of contradictory marketing material out there for clarendon promotions. sales consultant that some material are 6 months old and no longer active promotions, yet still being advertised - makes it very confusing to know what you actually get, which I guess might be the idea Re: Clarendon Sheridan Build - Box Hill NSW 15May 08, 2017 5:24 pm Received colour selections documents today to finalise all that before moving to the next step. There are errors but I'm honestly surprised by some of them. One example is our external selections, those were just recently finalised with some items being removed however in this latest consolidated document, the removed items are still there!! Looks like the selections document we signed wasn't sent to this team!! Hopefully they'll get on to it quickly once we let them know of the errors. Re: Clarendon Sheridan Build - Box Hill NSW 16May 21, 2017 11:45 pm still in the process of reviewing the final colour selections sheet. Clarendon just keep making errors in it even after we point out the errors and what needs to be corrected.... Re: Clarendon Sheridan Build - Box Hill NSW 17May 22, 2017 12:53 pm getting close to our tender appointment next week. concerning the frustrations you are still having to deal with on colours - do they get you to choose from 'defined' colour combinations (palette) from clarendon or is it custom colour selection from scratch ? Re: Clarendon Sheridan Build - Box Hill NSW 18May 22, 2017 1:16 pm You select from scratch but there are base colours included in the price and upgrade colours that are extra. In the colour studio, they have the colour palettes for all the display homes and I don't think there's anything stopping you from using one of them. Some of the costs may be astronomical though. The Sheridan display home at Parklea had a tiled black feature pillar at the front that costs around $13k for example. Rendering is also triple the cost of bagging and painting. Re: Clarendon Sheridan Build - Box Hill NSW 19May 30, 2017 12:28 pm just finished first tender appointment, signed the tender and laid out another $3k of deposit. prices starting to creep up, but overall we felt ok coming out of it. we've asked for them to clarify some aspects of the tender price (didn't get enough insight when we asked) and quote on some additional (potential) variations. Found out our allocated street number from council. apparently contract appointment is not until the beginning of july. will wait to see what the service is like. sorted your colours now ? Re: Clarendon Sheridan Build - Box Hill NSW 20Jun 04, 2017 8:09 am Good to hear the tender appointment went well! It's a long gap until you're contract appointment. Any idea why? Yeah, finally we're almost there. Clarendon have fixed all the Colour selections but we recently got sent another list of all the selections being done by the Kitchens people (kitchen, laundry cabinets, vanities) and it had some errors too. Nothing major but we're working through them now and hopefully that's the last hurdle. Land settlement happened last week so next stage is Construction.
