Browse Forums Building A New House Re: Recessed sliding door tracks 21Apr 22, 2017 9:39 am No thread yet (still trying to get the hang of "posting" as I'm used to just reading all your threads lol), i just got my contract which has a few things missing and price is higher, now considering getting someone to look over the contract as i have no idea what to look out for. Re: Recessed sliding door tracks 22Apr 22, 2017 10:54 am Zee05 I was quoted $1 238 per recessed track!!!! Same builder with you Shelby and CB What is it- gold plated? ~Shellby~ GJ Bridgewater 203 11/3/2016 - Site Work Started 29/9/2016 - Handover 142 Work Days 6 Work Days Over https://forum.homeone.com.au/viewtopic.php?f=31&t=80174 Re: Recessed sliding door tracks 24Apr 25, 2017 6:10 pm Ordinarily the frames would be taller to account for the recess. It could be possible, but because you are at lock up it will be expensive. The doors would all have to be taken out, the recess cut out, the doors reinstalled, and then something will have to done to pack the extra space created at the top of the frame. I'm guessing few builders would want to do this. Re: Recessed sliding door tracks 25Apr 25, 2017 6:16 pm Thank you for your reply alcadet. We did let the SS know that this was missed and then emailed the builder. The builder replied back by saying he will be able to do it. Do you think he is fooling around with us? Re: Recessed sliding door tracks 27Apr 25, 2017 7:45 pm vandy Do you think he is fooling around with us? No, why would you think that? If he says he can do it and it was contracted, then I am certain he will try his best. As has been mentioned above, though, it may be easy or it may be tough and if it is complicated you'll just want to ensure that the waterproofing and drainage is sound. Re: Recessed sliding door tracks 28Apr 28, 2017 10:26 pm arcadelt JB1 Anyone got photos on bow it's done? My photos would not help you understand the process as it is being done in stages. JB1 Is it done at slab prep stage? Ours was, but for those where they just cut the slab afterwards, it would not be. JB1 How many mm recessed is it? To get a perfectly flush finish, it has to be recessed the thickness of the frame step + the thickness of any packing + the thickness of any flashing and/or waterproofing material + the thickness of floor coverings. JB1 My timber flooring will be approx 25mm thick (above slab). That will need to be accounted for. By the way, unless your timber is being fixed directly to the slab, the thickness may be greater to account for battens and/or deadening material. Depends on whether it's real timber or laminate. JB1 My concern is water pooling if recessed too much and getting the position wrong at slab prep stage. You should be concerned about water damage. Unless correctly planned for, water can sneak under the frame and leak into the house and damage your timber. Getting the position wrong is avoided by sound planning and then adjustment during installation. Of course, it would be easier if it is just cut into the slab, but even then floor coverings need to be considered unless it's just the slab inside. Thanks, Maybe not worth the hassles as the flooring will be will be approx 25mm anyway. Re: Recessed sliding door tracks 29Jun 11, 2017 1:28 pm I spoke to the window people yesterday and they advised it was better to cut the concrete than formwork during concrete pour. Reason is it's easier to cut out to exactly fit the track than guess. Track is approx 50mm in height. Re: Recessed sliding door tracks 30Nov 06, 2019 7:58 pm Can anyone tell me if the builder is responsible for ensuring when the door is recessed into the slab to account for the floor inside? Builder has recessed the door but the door is pretty much touching the concrete. Slides fine without flooring but as soon as I want to put the tiles in, it won’t fit. The builder is claiming I need to cut the door so that the tiles fit under the sliding door? You need to let your builder know what flooring you are installing then the recess is made to allow for the flooring thickness. The goal is to get the finished floor level with the sliding door track. If you are using a thicker flooring, like timber the recess won't be as deep. It's a detail a good builder would discuss with you. To make sure you get it right. Instead they are telling me that I need to cut the doors for the tiles... Re: Recessed sliding door tracks 35Nov 07, 2019 1:07 am I’m doing it after handover but I told them the thickness of the tile. I would’ve thought they recess the frame and allow for flooring, not tell the owner that they need to cut the frame to allow for flooring because I asked for it to be recessed? Said it’s not their issue. Hi Stuey, think you’ve got a couple of options here you’d just need to decide your preference/which options suits best.
