Browse Forums Building A New House 1 Apr 20, 2017 10:28 pm Hi everyone, We're in the process of having contracts drawn up for our very first build and we're having a lot of items priced. One of the upgrades we'd like to consider is recessed tracks for our sliding doors. Could anyone who have had this done give me an idea of what it cost? Thanks! Re: Recessed sliding door tracks 3Apr 20, 2017 11:26 pm I had a 3 door slider done for free. ~Shellby~ GJ Bridgewater 203 11/3/2016 - Site Work Started 29/9/2016 - Handover 142 Work Days 6 Work Days Over https://forum.homeone.com.au/viewtopic.php?f=31&t=80174 Re: Recessed sliding door tracks 5Apr 21, 2017 9:22 am arcadelt It depends on the flooring material either side of the track. The cost of changing the frame should be minimal, but the preparation of the flooring might be where the cost resides. If it's just a normal concrete slab all they do is cut the slab with a concrete saw to recess the door - so really the whole cost should be minimal as it's just labour to recess. ~Shellby~ GJ Bridgewater 203 11/3/2016 - Site Work Started 29/9/2016 - Handover 142 Work Days 6 Work Days Over https://forum.homeone.com.au/viewtopic.php?f=31&t=80174 Re: Recessed sliding door tracks 6Apr 21, 2017 9:43 am shellby If it's just a normal concrete slab all they do is cut the slab with a concrete saw to recess the door - so really the whole cost should be minimal as it's just labour to recess. ...or they form to account for the door, or lay the floor in layers as my builder has done. There are a few solutions. Re: Recessed sliding door tracks 7Apr 21, 2017 2:01 pm 45mm recess for my stacker sliding door(3.2 mtres wide) and Aluminium sliding door (2 mtrs wide) was free. Will post pics when I get chance. ----------------- Eden Brae Cremorne Blog : http://newhouse.gores.com.au Re: Recessed sliding door tracks 8Apr 21, 2017 2:02 pm Thanks for the feedback. For those who got it done for free or very cheap, did you have to negotiate the price down or did they simply not charge for it? Our builder is quoting $170 a linear meter to have it done, but I've seen such a range of prices, I can't help but think they're overcharging. Re: Recessed sliding door tracks 9Apr 21, 2017 2:05 pm I didn't had to negotiate, I asked for it and would have being ready to pay too if required. But they came back saying No Charge. All the best! ----------------- Eden Brae Cremorne Blog : http://newhouse.gores.com.au Re: Recessed sliding door tracks 10Apr 21, 2017 6:10 pm It cost us $242 for corner 3.6m x 2.7m stacker doors to be recessed and $100 for a 2.4m sliding door GJ Gardner Modified Coolum 277 http://forum.homeone.com.au/viewtopic.php?t=83643 Re: Recessed sliding door tracks 11Apr 21, 2017 9:04 pm I just asked what the cost would be and they umm and said for that size we will just throw it in. My builder was the same as CB and they charged her, so even same builder can be different on different builds. ~Shellby~ GJ Bridgewater 203 11/3/2016 - Site Work Started 29/9/2016 - Handover 142 Work Days 6 Work Days Over https://forum.homeone.com.au/viewtopic.php?f=31&t=80174 Re: Recessed sliding door tracks 13Apr 22, 2017 12:59 am Thanks guys. It gives me an idea of what the going rates are and I can at least use someone else's actual cost to argue prices if I think they're trying to take advantage. Re: Recessed sliding door tracks 14Apr 22, 2017 12:59 am Zee05 I was quoted $1 238 per recessed track!!!! Same builder with you Shelby and CB Wowza! That's ridiculous! I'm guessing you didn't recess your tracks then? Re: Recessed sliding door tracks 16Apr 22, 2017 7:17 am Zee05 definitely not!!!!which was a disappointment I can imagine. There are so many things we wanted for our build, but slowly over the past couple of weeks our list of wants have dwindled. Either it won't be worth the cost, or it won't be worth the fight. Who thought building a home with inclusions you want would be so difficult? Re: Recessed sliding door tracks 17Apr 22, 2017 7:32 am Anyone got photos on bow it's done? Is it done at slab prep stage? How many mm recessed is it? My timber flooring will be approx 25mm thick (above slab). My concern is water pooling if recessed too much and getting the position wrong at slab prep stage. My photos would not help you understand the process as it is being done in stages. JB1 Is it done at slab prep stage? Ours was, but for those where they just cut the slab afterwards, it would not be. JB1 How many mm recessed is it? To get a perfectly flush finish, it has to be recessed the thickness of the frame step + the thickness of any packing + the thickness of any flashing and/or waterproofing material + the thickness of floor coverings. JB1 My timber flooring will be approx 25mm thick (above slab). That will need to be accounted for. By the way, unless your timber is being fixed directly to the slab, the thickness may be greater to account for battens and/or deadening material. Depends on whether it's real timber or laminate. JB1 My concern is water pooling if recessed too much and getting the position wrong at slab prep stage. You should be concerned about water damage. Unless correctly planned for, water can sneak under the frame and leak into the house and damage your timber. Getting the position wrong is avoided by sound planning and then adjustment during installation. Of course, it would be easier if it is just cut into the slab, but even then floor coverings need to be considered unless it's just the slab inside.
