Still no response from the SS. We can see things are getting done though. Just wish we could have dates but oh well.

We had a gate put in the back corner to allow access to the nature strip for mowing and putting bins out etc

Noticed your fencing around the corner block? Which council is yours?
We are also building on a corner block. Our council will not allow fence to be higher than 1.2 meters...
Did you have to apply for special permission or your council aren't that strict.

We're in Greater Dandenong. Yeah being on a corner sucks sometimes, lol
Side and boundary fences no more than 2m high. We went with 1.8m
Front fence no more than 1.2m. We haven't done the front yet. Still deciding what we want.
Now the catch being on a corner - we can't have a fence more than 1.0m high, within 9m of the point of intersection of street alignments.

So you'll see in I think pic 2 where the fence starts. That is about 9.5m from the road.

We're not taking our chances with anything with the council. They are strict. They originally knocked back our setback and then later closed down our site for a day because one of those elevator things to take roof tiles up was partially on the footpath.


Yeah being on a corner I had some tree branches slightly over the limit council had set - they sent me a notice to cut the branches off by a set date or they will and charge me around $3000 - to cut two branches over the corner fence
Once we move in and things settle down I’ll be requesting the council trim the big tree on our nature strip. It’s big and old and is leaning over our new gutters.

I see... I always thought in a corner block both sides facing the street will be considered as front boundary.
From your picture that 1.8 fence is considered as your side boundary. Then it joins to your neighbours side boundary fence.

Anyway I better pay my council a visit once my build starts and I decide on what fence to put and where.

Today's update

So earlier in the week I forwarded our inspection report to SS and also messaged him asking about access for window covering quotes. I didn't hear back so send a "Call Request" via MySimonds. He called me within minutes (o:
It turns out that he has been responding to me via MySimonds but I'm not getting them. He's going to look in to it.

We're good to go ahead and organise quotes. Just let him know when and he'll leave a door unlocked. He suggested trying to book more than one on a day so the house isn't unlocked too often. Makes sense.

He then told me the tilers were there today. We'd already wondered that after driving past earlier. He asked if I was able to go look at the tiles and make sure they were ok. He didn't have to ask me twice, lol.

The tilers were really nice guys. Happy to show me and let me take pictures...;..........

These are going to be in the whole main living area, hallways, laundry and main toilet
I think they look great. Very happy.


And the painting appears to be finished, except for some bits here and there.

Notice you have floor tiles all over. Do you think it will be too cold during winter in Victoria?

Also what type of tiles is that. You said Alpine Stone, Is it some premium tiles or standard ones?

I see... I always thought in a corner block both sides facing the street will be considered as front boundary.

Highly recommend you check your council's requirements.

Our front setback had to match our neighbour at 7.5m that also included the chamfer.
Then on the 'side' with the street we had to have a 2m setback. Add to that an easement on the back and fitting the house we wanted on the block was interesting, lol.

The side fence is roughly in the same place as the old fence we had prior to knock down. We also have it lining up with the house on the other corner.

Hi and welcome, lol. Do you have a thread I can follow. Love following other's KDR's.

So we went with carpet in the 3 bedrooms, spare room/office and also in the second living area/pool room. Didn't like the idea of tiles in the bedrooms.

For the rest of the house yes we did go with tiles. A couple of reasons. We have 2 dogs and a family full of allergies. Younger daughter has a dust mite allergy. In our previous house we pulled up the carpet and had floor boards everywhere. It helped her a lot. Tiles are easier to keep clean.
We are planning a rug in the lounge room.

Alpine Stone is the colour of the main tile. Yes they were upgraded. We wanted grey and couldn't agree on any others, lol. So they cost $$. The "Nero" tiles in the bathroom and ensuite are from the standard range.

I'm happy that while he's off things will still get done but what I really would have like was some dates. We still need to give notice to the real estate agent and don't want to do that till we have some firm-ish dates.

I had to push our SS to claim the fixing invoice, he was waiting till stolen items were fixed up, I didn't really care, I just wanted to get invoices paid so we can speed up completion!

Yeah I shouldn't complain, he has been good. I think we're just getting antsy as it gets closer. It'll happen.
We're at a stage too where we're not seeing much action at the house but we know things are getting done.

So stools for the pool room. We wanted sturdy and durable for the kids to use but comfortable and with a good back rest for us oldies, lol. We tried so many and then finally came across these at Focus On. Only problem, the legs don't match anything in our house. We bought them anyway because they were perfect and figured we could paint the legs.
As it turns out, chatting with our pool table guy. He's happy to stain them the same colour as the pool table for us, woohoo. So we dropped the legs in to him today. Bonus.

Bri - I have to ask where are you getting your pool table from - and hubby needs to be fired. LOL

Waiting to see if we get a fixing invoice this week. Then have to see who can give the bank access to the house seeing as SS is away.

Waiting to see if we get a fixing invoice this week. Then have to see who can give the bank access to the house seeing as SS is away.

I learnt on Friday that banks don't need SS to be at the house. Most banks/valuers have the builder keys that allow them in. Our bank is doing valuation today and SS said that they have a simonds build key so they don't need anyone there.

And our bank wouldn't start the valuation process until they received final invoice. I spoke to our CRC about this. Basically once your fixing invoice is paid and funds are received by Simonds, your CRC can arrange for the final invoice to be raised. Then you can send it through to your bank who will start the valuation process however they won't release funds until Certificate of Occupancy and Certificate of Building Insurance is received.

Ahhh ok. We're with ANZ so yeah, no doubt each bank will be different.

Hopefully there is some progress early this week.
None of the things were waiting on have been done yet but at least some progress - fly screens

I can't believe that you are still awaiting on your fixing invoice - just think of the interest that your saving as a positive.

Hopefully, there is more progress tomorrow.
