Browse Forums Building A New House Re: KDR - SE Melb - Simonds Flinders 61Aug 03, 2017 10:08 pm This is excellent news - so thrilled for you. Just a few more things to fall into place and you'll be building in no time at all. Hang on - I think I missed something, does this mean that you got your building permits to get the loan finalised? Re: KDR - SE Melb - Simonds Flinders 62Aug 03, 2017 10:16 pm Thanks. Our finance is approved subject to building permits. Bank contracts signed etc. Our CRC said we need to demolition so that the second site and survey can be done so that the building permit can be applied for. Re: KDR - SE Melb - Simonds Flinders 63Aug 04, 2017 3:57 pm What a day! Just after 9am we get a call from the demo company. He's starting the demo today by removing the garage / shed. We dash around there to grab the last few things we'd left in there. Temp fences were already mostly up. An hour or so later we head back past. Trees etc all gone from the front yard. Garage and trees also gone from the back yard. Monday he's going to clear the asbestos before demolishing the house. Ive booked the concreter for the following week to put in the new crossover. Re: KDR - SE Melb - Simonds Flinders 64Aug 06, 2017 1:45 pm Another thing to tick off - Sewer was cut and capped this morning. Hooray. Re: KDR - SE Melb - Simonds Flinders 65Aug 07, 2017 10:02 pm It's all starting now bri! Yay Somehow I unsubscribed from your thread so just catching up now! Building the simonds palisade in gippsland Re: KDR - SE Melb - Simonds Flinders 66Aug 08, 2017 12:53 am Today - Asbestos removed. Demo of house started. He seems to be doing it methodically rather than just knocking it down. The bricks are all gone from the back and one side. Re: KDR - SE Melb - Simonds Flinders 67Aug 09, 2017 9:28 pm How great that things are moving - it's always good when it is the physical things that you can see getting done. House will be gone before you know it, and it sounds like they are either recycling or at least separating the components for disposal. Another thing of the check list - wooo hooo. Re: KDR - SE Melb - Simonds Flinders 68Aug 09, 2017 9:55 pm Bri - I thought that I had updated my page with the energy information - I'm so sorry.
I have now edited this post and moved to the correctly location. - lol Re: KDR - SE Melb - Simonds Flinders 69Aug 10, 2017 12:01 am Rachael13 How great that things are moving - it's always good when it is the physical things that you can see getting done. It is great to actually see progress rather than paperwork. I pop past each afternoon on the way home from picking up the kids. They are progressing fast. The house is down and mostly gone. Looks like a pile of some scrap metals and some concrete. They did call yesterday to say they'd found some asbestos under the porch. Hopefully not much. Re: KDR - SE Melb - Simonds Flinders 70Aug 10, 2017 12:09 am Oh wow Rachael big $$$ to get your energy rating up.
This whole process is a real learning curve isn't it. Hope the quote doesn't come back to bad. Sounds like you are managing to achieve the rating without compromising what you want too much. I think we are having the same communication issues with Simonds and our bank. Finance has been approved, paperwork signed etc but we still don't have permits. Re: KDR - SE Melb - Simonds Flinders 71Aug 10, 2017 6:42 pm Re: KDR - SE Melb - Simonds Flinders 72Aug 11, 2017 12:34 pm Ok so interesting morning. Yesterday the demo took our letterbox. No biggy, my fault for not being clear that it was staying. It was old and rusted. Priority this morning, go pick up a letterbox from Bunnings and get it in. Get to the block to find United Energy there working. They laugh and tell us we just missed the postie. Argh, he's never this early, lol. I was waiting for something important so I chased him down, lol. United Energy were there finally installing our Power Pit, yay And the concreter called this morning as well to say they'd be round to start on the new crossover today. Re: KDR - SE Melb - Simonds Flinders 73Aug 11, 2017 1:09 pm It's all coming together nicely - ahhhhh.... big sigh of relief. It's amazing how big the blocks look with out the house. You need a re-direction from AusPost - will save you having to ensure that you check the letter box each day. Good Luck Re: KDR - SE Melb - Simonds Flinders 74Aug 11, 2017 1:15 pm Rachael13 It's all coming together nicely - ahhhhh.... big sigh of relief. Good Luck Yeah the block looks much bigger. We looked in to redirecting our mail and decided not to bother. We've changed our address on the important stuff otherwise there really isn't much else that still comes snail mail, lol. We'd be paying to have like 1 letter a week redirected. Decided to leave the letter box there and check in once a week. The block is only a few streets away anyway and it's in between us and the shopping centre. Re: KDR - SE Melb - Simonds Flinders 75Aug 11, 2017 1:18 pm That's a bonus then. I have to admit that my hubby is our postie, so my "re-direction" comes delivered straight to my dining table. Re: KDR - SE Melb - Simonds Flinders 76Aug 14, 2017 2:12 pm Re: KDR - SE Melb - Simonds Flinders 78Aug 28, 2017 12:16 pm And we are waiting........... Building permit still not approved. Waiting for approval from the council for the setback. Re: KDR - SE Melb - Simonds Flinders 79Aug 30, 2017 5:35 pm Bit disappointed today. We wanted eaves around the whole house but have had to forgo them at the back due to the sewer easement we have there. We probably could have gone ahead with a application to build over easement but have decided to leave it. There will only be 2 small windows on that side of the house. Re: KDR - SE Melb - Simonds Flinders 80Aug 30, 2017 9:32 pm Oh that's sad to read. I can only hope that you get some wins, going forward. We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 22977 The biggest challenge will be if you take out a loan and then run out of money - you'll have an incomplete security and lenders do not like this so you can get stuck.… 2 12653 Hi, I am looking into doing a KDR in Melbourne and am contemplating using Kialla Homes. I am looking for feedback on them from others who have built with them. 0 7534 |
