Browse Forums Building A New House Re: KDR - SE Melb - Simonds Flinders 41Jun 27, 2017 9:04 pm Next step done. We had our contract appointment today. It went well and is all signed. Need to pay the deposit and then wait for council approval or the plans. We've applied for a couple of rentals but it's hard because we only want a 6 month lease and everyone wants 12 months. Re: KDR - SE Melb - Simonds Flinders 42Jun 28, 2017 10:08 pm Bri1234 - Congrats on the contract signing. Rentals can be tough, and I think that it's even worse when you've owned your own place. . For ours I offered 3 months rent in advance to try a sweeten the deal. Good Luck. Re: KDR - SE Melb - Simonds Flinders 43Jun 29, 2017 11:06 am Rachael13 Bri1234 - Congrats on the contract signing. Thanks Rachael It was exciting and daunting signing. Now we are kind of full steam ahead. We just got a rental, woohoo!!!!! I'm so relieved. Between 2 kids, 2 dogs and wanting a shorter term lease we weren't sure. But the second place we applied for said yes. Headed to the agent shortly to sign. We offered 2 months in advance to sweeten the deal, lol. Re: KDR - SE Melb - Simonds Flinders 44Jun 29, 2017 7:27 pm Re: KDR - SE Melb - Simonds Flinders 45Jun 29, 2017 8:31 pm Thank you. I am so relieved. We signed the lease today and paid the 2 months rent in advance. We should get the keys on Tuesday. So far the plan is to spend this whole coming week packing ready to move in next weekend. That way we can settle the kids in during the school holiday. Then hubby and I can slowly move all the other stuff over and empty out the house. OMG I so agree that finding a rental is the most stressful part so far. It has actually kept me awake at night. The first place we applied for was 5 houses down on our street. It would have been perfect. But about 10 other couples thought so too at the first open. This place is like 4 streets away so that's perfect. Next step, abolish services. Hopefully hear about the power pit soon. Order temp fencing and DEMO!!!!!! Oh and I still need to get the asset protection permit done before demo. I keep putting it in the too hard basket but really have to do it now. Re: KDR - SE Melb - Simonds Flinders 46Jun 29, 2017 9:16 pm Bri1234 - Asset Protection is a breeze compared to finding a rental - now go get it sorted. Word of advice - make sure that you get the demo company to provide you with the Final Clearance document before you pay them. I didn't even know that it was required, until I advised council that demo was completed and I wanted an update on where the review was so that I could get my deposit back. Council advised that the demo company should have already sent this to them, this was beginning of May and I demo'd early April. Started chasing the demo company a couple of weeks ago and still waiting. Go figure..... Form is mostly filled in but we are on a corner and the form doesn't have a diagram for that. Did you include photos? Oh I'll look I'm to that. I think it was mentioned on our demo quote but I'll double check. Thanks for the heads up. Hope you can get it soon. Now that is what is great about this site. The info and advice is invaluable. Re: KDR - SE Melb - Simonds Flinders 48Jun 30, 2017 6:28 pm A good day. Took all the photo's we need for the asset protection permit. Will spend the weekend doing up the diagram and getting the application ready to lodge next week. Started packing boxes, groan. And late this afternoon we got the long awaited email with our Underground Power Quote. Yay! If we get it paid straight away and they do it within the time stated it will be done in time for our build start, fingers crossed. Re: KDR - SE Melb - Simonds Flinders 49Jul 11, 2017 11:36 am We have pretty much moved out of the house in to a rental now. So it's time to get services abolished. Sounds easy right? Nope. It's a nightmare. After 2 hours on the phone with Optus and 4 transfers, they still don't seem to get what we need done. The last guy tried to transfer me again but I told him not to worry, we'd cut the wire ourselves and all the boxes etc could go down with the demo. Yes I was fed up by that stage. I've given up on them for now and have moved on to gas and elec. Fingers crossed. Re: KDR - SE Melb - Simonds Flinders 50Jul 11, 2017 8:34 pm Abolishment is such a pain. We transferred our Optus connection to the rental and they keep trying to disconnect\abolish everything at the rental. We did just want your saying that your going to do and we cut the cable at the house, pull it across the street to the pole and then cut it again about 1.5m up. For gas you may need to get proof that it has been abolished - I was told this last week that I need confirmation that gas was abolished, and this was just asking our provider who did the abolishment to send me an email - all good and got the email today, after having to follow up. Keep a list of what you requested when and just remember to follow up - for some reason these companies "lose" requests. Hang in there. They don't seem to get what we want and I'm worried they'll disconnect us after it took 10 days for them to get it connected in the first place. We moved to a rental with NBN already installed and ready to go and Optus/NBN still took forever to transfer us. We seem to be all set up for now, touch wood. I emailed our demo company this afternoon for advice. She said just get the gas and elec done and they just cut the phone ones. They've only recently done their own knock down rebuild so are a fountain of useful information. I've got a spreadsheet going for all the things I need to do regarding the knock down rebuild. I've made notes and who and when I talk to and what they say. Not that it's really going to help much with companies like Optus. They'll just transfer me and put me on hold, grrrrr Re: KDR - SE Melb - Simonds Flinders 52Jul 11, 2017 10:35 pm So up to date - Underground Power Pit quote received, payment sent and hopefully processed. It's supposed to take up to 30 days for the pit. Lets see how long it actually takes. We're in a rental. Need to finish moving all our stuff out of the house though. Not much more to go. We found a rental 4 streets away, lol. So close enough to keep an eye on things. Thankfully they also agreed to a 6 month lease and then month by month. In the meantime starting to get services abolished and need to get the sewerage capped. That is my task for tomorrow, find a plumber to do that. Paperwork side. We didn't quite meet the 6 star energy rating. Came in at 5.8 stars. Have opted to upgrade our batts in the ceilings to 6.0 at an extra cost of $2354. But I had a feeling that would happen. So not a major surprise. Feel like I've spent the last week either on the phone or packing......... Fingers crossed a couple more weeks and we can sit back for a while and let others do the work, lol Re: KDR - SE Melb - Simonds Flinders 53Jul 11, 2017 10:35 pm Bri - you may not notice it but check out the poles that cables are run across, especially where there have been rebuilds completed and you'll see the phone lines just hanging. You be surprised at how many have done the same as us. At least it will make you smile. That explains why I see that in my travels, lol. Learning a lot with this experience. When I inquired with Telstra ( there had been a telstra phone connected ages ago), the only response I got was a link to dial before you dig. Hopeless. I completely understand people cutting the lines themselves. Seems such a waste with our NBN connection though. It's only been there for about a year. But all the stuff will go down with the demo. Re: KDR - SE Melb - Simonds Flinders 55Jul 12, 2017 7:35 pm Underground Power Pit payment was received. Apparently the pit will be done on or before 1st August. Perfect Yesterday I called our power company about having our gas and electricity abolished. Went to the house today and the gas meter is already gone. That was fast. NBN replied to my email saying someone would contact me in the next few days about removal of the NBN. One step at a time. Re: KDR - SE Melb - Simonds Flinders 56Jul 17, 2017 12:40 pm Waiting, waiting........ Waiting for approvals Waiting for electricity to be abolished Waiting for NBN to reply re removal Working out capping of sewerage. This is working out harder than we thought. The plumbers I've called are either too busy for the job or don't have the equipment. Finally one guy suggested it wasn't too deep, if we can dig ourselves he can come and cap which will save us money and time. Easy for him to say, lol Re: KDR - SE Melb - Simonds Flinders 57Jul 26, 2017 5:28 pm Electricity was abolished today. YAY Still no response from NBN Co Still sorting out capping of sewer but might be able to do that at demo time. Bit of a set back this week. Messaged CRC to get an update re building permit only to be told it hadn't been applied for yet. They were waiting for the demo. That's the first we'd heard about that. Bank won't officially approve finance without approved building permit. Groan. So we don't really have a choice other than to go ahead with demo on the banks Pre Approval. Re: KDR - SE Melb - Simonds Flinders 58Jul 27, 2017 7:29 am It never ends does it? Just when you think that you have a handle on this thing called rebuilding - another thing is thrown out you. Hang in there. I'm just rolling with it now. There is nothing that is my control, so I'm just dealing with anything that comes my way, one item or issue or change in what I thought was the process. Have heart - your house will eventually be demolished, and the new one with start to come up from the ground - like a phoenix rising Re: KDR - SE Melb - Simonds Flinders 59Jul 27, 2017 8:50 am Rachael13 It never ends does it? So CRC told us we need to demo before building permit. Bank told us they'd never heard of this. Phoned the demo company last night (who'd only just finished a knock down rebuild themselves) said they same thing, they can't understand why we need to demo first. Called the council and they said the builder uses a private surveying business for permits and suggested we call them. That's my first job this morning. It feels like we take 5 steps sideways before we take one forward. lol Re: KDR - SE Melb - Simonds Flinders 60Aug 03, 2017 10:03 pm This week - Last Friday we finally heard from NBN Co about abolishing. It's going to cost $315 to get them to do it but apparently when we are ready to reconnect the new house it is included in that cost. We've paid and are now just waiting to hear when they plan to do the work. They seem to be having big issues with connecting people lately so I'm a bit worried how long it will take. We signed all the loan contracts this week and posted them back (we're in Vic and our bank is in NSW). We've given the demo company the go ahead to book us in. They organised the asbestos inspection which happened today. Now that was good news for a change. He was surprised. He said a house of the era in the area usually has a lot of asbestos. We'd been expecting him to say eaves, bathroom, laundry, kitchen etc. Turns out it's in the eaves, behind the one row of tiles around the bath and in the meter box. Waiting for the quote now. And another hooray (*touch wood), a plumber is booked to dig up our sewer and cap it on Saturday. We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 23013 The biggest challenge will be if you take out a loan and then run out of money - you'll have an incomplete security and lenders do not like this so you can get stuck.… 2 12666 Hi, I am looking into doing a KDR in Melbourne and am contemplating using Kialla Homes. I am looking for feedback on them from others who have built with them. 0 7556 |
