Browse Forums Building A New House Re: KDR - SE Melb - Simonds Flinders - PCI Done 603Apr 17, 2018 10:52 pm MyFirst Hi Bri, Did you get any more info. in regards to NBN connection? Also, could you share the cost of the driveway? How much per sq meter? Thanks. I haven't looked into the NBN any more just yet. It's on my to do list, lol Sorry not sure of the cost per sq metre but our quotes for a slightly bigger than double driveway, including the porch and a small path range between $4000 - $6000 Re: KDR - SE Melb - Simonds Flinders - PCI Done 604Apr 17, 2018 11:01 pm Rachael13 Bri - I love the dark and moody kitchen. As you said adding anything with colour will make it a feature and you won't notice the black as much. It's a tough gig doing the PCI but the main thing is that there is nothing major and it should all be completed by Monday - pending the gas line. I hope that's soon for your sanity sake. Not sure I get what the deal is with having drainage or not added to the driveway, so I'll just leave that one for you. We have to have it as we have very little slope on our block and we are going to need about four for the side of the house. So are you madly packing - you know that I so jealous of you right now and also thrilled. Thanks, lol. Yeah a bit of colour will do it well. We're not sure about the drain to the driveway. SS say we need it but when I've mentioned it to 4 different concreters they've all said nah we don't need it because of the slope we have to the driveway. We don't mind getting it but they all think we're nuts. LOL not panicking just yet. Can't really do much till we get that gas line. Packing shouldn't be too bad. We tried not to unpack too much in the hope it wouldn't be too long till we moved back. We haven't given notice to the real estate yet. We'll do that as soon as the gas line is in. A positive will be that we'll have plenty of time to get book a hard waste collection and get the rental sorted. Need to seriously look in to the NBN now and also insurance. Sounds like your build isn't too far off. Before you know it you'll be moving. Re: KDR - SE Melb - Simonds Flinders - PCI Done 606Apr 18, 2018 12:50 am MyFirst Hi Bri, In regards to NBN, in your build did you prepare a location/point where you think the NBN will be connected to? Thanks. To be honest the NBN thing has me a bit confused. We didn’t pay any extra to have anything special done to the house re NBN. All I know at the moment is that there is a cable running underground from the front of the block (near power pit) to where our meter box is. Re: KDR - SE Melb - Simonds Flinders - Waiting for PCI! 607Apr 18, 2018 9:17 am Bri1234 smithfamily Bri1234 Met SS at 9am, left 3 hours later with brain strain, lol All went well. Nothing major to be done. Some touch ups here and there, bit of cleaning etc. Gas line still not in so we've given a letter saying we understand that and are happy to proceed. Fingers crossed it's in soon but it's still to just leave the house sitting while we wait. At least this way we can get other things happening. The plan is to go back later in the week to do the PCS. Splash back went in this afternoon. It's a bit darker than I was expecting but still think it will be ok once the oven and range are in and we then get some colour in to the kitchen when we move in. Now we wait and let SS know if we notice the gas line go in. In the meantime I need to organise more concrete quotes. SS is firm on us needing a grate in front of our garage because we have such a small step up from the garage to house. The 3 garage quotes I've got all said no we don't need the grate. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Yeah that brain strain is tough haha Glad it all went well. Surprisingly they get touch ups done very quickly! Kitchen is looking awesome! My wife is very jealous, she wanted a black kitchen! Haha We don't have much of a step up into our garage either, and no grate (driveway done by Simonds). But, due to the driveway being on a decent slant, I guess it wasn't required..... Hopefully smooth sailing from here on in! It's a lot of info in one go, lol He said they have 7 days but he's also talking about us meeting later in the week to check it out. LOL, we decided early on that we wanted dark counter tops and then worked around that a bit. We're not sure. 3 concreters have all said we don't need a grate but SS is saying we do. We have a decent slant as well. I'm hoping another guy is going to come quote tomorrow, I'll see what he says. How's your house going? All moved in and settled? Any issues? It definitely is alot of info! Haha Yep 7 days to fix it all up, and it's great that it's only little touch ups and nothing major! Our house is going well. Yep all moved in and settled, apart from the landscaping side of things, which is stressing me out at the moment with all the rain last weekend. Our dog brought in ALOT of mud, considering the whole yard is just mud when it rains haha so we have had to take him for a walk every few hours for a toilet stop, which is quite annoying. So I'll be getting onto measuring and ordering of clean top soil and turf later this week to start that next week and weekend. No issues at all really, all appliances now work after the initial stuff ups, everything seems to be perfect! A feeling you will experience in a few short weeks when you move in to your new home Re: KDR - SE Melb - Simonds Flinders - PCI Done 608Apr 18, 2018 9:19 am Bri1234 Interesting day Occupancy Permit this morning. Then we went to the house to break up some old concrete etc to put in the skip because SS has finished with it. Managed to trip and cut my knee on some rusty rebar stuff. Groan. Met a 4th concreter this afternoon who also says we don't need a drain/grate. Though he's knows SS from passing in the nearby estate and is going to talk to him, lol. I was leaning towards charcoal coloured concrete for the driveway but now this guy has been thinking exposed concrete. I'll add a pic of the sample of like. This afternoon we received our final invoice and statement to send on to the bank. Still not gas line. Getting a bit stressed but fingers crossed Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Occupancy permit!! Woooo!! I wish I had of gone for exposed concrete, it is such a nice look! I would be taking the concreters advice re: drain. If you're on a slope, you shouldn't need it. Provided the water drains away from the slab, your warranty remains valid. I'm not looking forward to the mud. We haven't decided what to do with the yard yet. For the moment we just need some grass for the dogs. Still need to get the back fence replaced as well. I;m kind of ignoring that out of stress at trying to get quotes. Fencers must be seriously overworked at the moment to not want to quote. The mud is the worst part, especially when everything inside is so nice, new and clean haha We should have grass down by the end of next weekend, if all goes to plan..... Haha I think that's just fencers in general, overworked? Who knows.... but i agree, it is definately stressful when trying to get quotes for them, and then trying to get them to actually start is a whole other issue!! Are you meeting SS today or tomorrow for PCS? Re: KDR - SE Melb - Simonds Flinders - PCI Done 611Apr 19, 2018 9:46 am Yeah I’m not looking forward to it. We’ll have to sort out grass fast. No work from SS. Can’t see that the last things have been done yet 🙁. But they really shouldn’t take too long. We were there yesterday doing the nature strips and noticed some roof tiles had been delivered. Hmmmm Re: KDR - SE Melb - Simonds Flinders - PCI Done 612Apr 19, 2018 9:57 am We will have the same problem with two dogs, mud and needing grass and fences asap. Its already got me twitchy and the build hasnt started yet. Re: KDR - SE Melb - Simonds Flinders - PCI Done 613Apr 19, 2018 10:00 am Bri1234 Yeah I’m not looking forward to it. There are 2 roof tiles that are slightly up so I'm assuming they are to fix there. I also noticed that one side of the gable looks wrong. Will take a photo later on to show. Just got a call from SS. Apparently he went past last night and unlocked the front door for the bank valuation this morning. Valuer has turned up and the door is locked. Wasn't me so now I'm wondering who has been in. A nuisance though because he has to try and meet the valuer later today to let them in. Still no gas line. This is my biggest stress at the moment. Hopefully he can get back there later today to let them in..... Still no gas line? Goodness me, they are seriously hopeless!! Re: KDR - SE Melb - Simonds Flinders - PCI Done 617Apr 19, 2018 6:57 pm After the valuer being locked out this morning I wasn't taking any chances this afternoon.
SS called to let me know he was going to unlock the front door on his way home and another valuer would drop in on her way home. Dropped the kids home front school and went and waited up at the house, lol. Waited an hour, she arrived and took 2 minutes, lol. But it's done so that's the main thing. She was going to email the report to the bank straight away. While there I had more time to wander around on my own. Found where a small piece of skirting was missing under the kitchen bench and some water under the laundry sink. Will call SS tomorrow morning. Still no gas line........ oh and I think it was a plasterer who locked the door, lol Re: KDR - SE Melb - Simonds Flinders - PCI Done 618Apr 19, 2018 8:11 pm Mud - dogs - mysteries locking of doors - still no gas line. I've been away from Homeone for a few days, so catching up and your thread, has made me laugh today - Thank You. You're really on the home stretch, with the valuer coming through, do you have a date as yet for settlement or anything to keep you sane? I can't get over how long it's taking for the gas line. I have a suspicion that mine was only requested Monday a week ago after the house had it's first clean. Look on the bright side of things - at least you can pick up your doggies and give them a quick rinse in the laundry sink - lol Re: KDR - SE Melb - Simonds Flinders - PCI Done 619Apr 19, 2018 10:07 pm Rachael13 Mud - dogs - mysteries locking of doors - still no gas line. I'm going to email CRC tomorrow morning and ask about a settlement date. SS said the painters will be there Monday so I'm assuming settlement will have to be later in the week. I hope you don't have the same meter issue's we're having. It's frustrating because we can't book the driveway until the meter is in either. Lol very true.
