Re: KDR - SE Melb - Simonds Flinders 134Oct 21, 2017 12:32 pm This week we received our final plans and post contract variations. We've had a few questions about some things, most have already been corrected. Still waiting on a couple. Final site costs were also received. We were initially quoted $35000 at sales. They have now been fixed at $37458. Here are the plans at the moment with some of the changes we made from the original Flinders plan - Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Extended the garage forward by 520mm (initially 1000mm but had to reduce for setback) Extended the garage to the left 1500mm Added Alfresco Swapped Bed 4 and Lounge around and removed lounge room return so this can be a pool room Ensuite WC originally went around the corner behind WIR. We changed this to increase size of WIR Added double vanity to ensuite Main concern I have with this plan at the moment is the positioning of the down pipe on the post out the front. I'll add a pic of the facade we've chosen to give an example. I think a down pipe on it will look terrible. CRC is telling us we'd need to go back to engineering to change it. I hope that you move to constructions very soon. Plans look amazing - I when back through your thread to check out the colours and had a giggle - we both have wallaby and monument..... got to check out your brick colour. I've got my fingers crossed for you that you move to construction in the next couple of weeks. I went back and had a look we have similar brick color and monument gutters and I don’t even notice my downpipe on the column. Ours isn’t half brick half timber like yours but I thought I would show you mine from a few old pics I have on my phone. I was annoyed at first but once it got painted it’s fine. We considered taking it off after handover but I was worried about the water flow in the gutters Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: KDR - SE Melb - Simonds Flinders 137Oct 21, 2017 11:20 pm Rachael13 Plans, site costs, and some adjustments - you're nearly done with admin stage. I could live with that but I think on the half brick half wood it's going to look stupid. I found an example online. I'll post it here in a sec. Just received our building permit and stamped plans etc in my inbox. Forwarded them straight to the bank, lol. Just awaiting on CRC to amend one of the post contract variations. Then we'll make sure all is signed and drop them in to their offices tomorrow. They are close enough that it's probably faster to drop them in rather than scan every page and email back, lol We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 37139 The biggest challenge will be if you take out a loan and then run out of money - you'll have an incomplete security and lenders do not like this so you can get stuck.… 2 19096 Hi, I am looking into doing a KDR in Melbourne and am contemplating using Kialla Homes. I am looking for feedback on them from others who have built with them. 0 13442 |
