i emailed out council (werribee) and they responded and advised we dont have to pay it.
i forwarded this on to fairhaven and that was all that we needed.

Apparently there was 20+ carpenters on your frame, only 4 on ours at the same time. 😂😂[/quote] Hey yes we are It’s finally coming along Been a long wait but things moving now We had a big delay between slab being done and framing started I think they had a few framers on the job to catch up 😂 Next week the painters are going in then tiling of the wet areas Re: Fairhaven Clovelly 225 at Lara Views 33May 06, 2018 3:22 pm wedge117 Hi Nathan How you finding the build Had a major problems along the way We’ve had two big issues over the course of our build: 1) Slab design Part of what attracted us to Fairhaven was that screw piles to 2.5m deep are included in the base price as standard. Fairhaven tried to convince us that screw piles were not suitable for our site and had their engineer base our slab design off the much cheaper waffle pod slab. Over the time I lost in arguing with Fairhaven for them to deliver what I had paid for, I also found out that our soil report and hence slab design had been based on the fill reports for Canterbury Estate across the road. Concerning part about this is that Canterbury had 800mm of fill, whereas our lot in Lara Views had 2400mm of fill. After seven weeks I decided to speak directly with Fairhaven’s Engineer who admitted that the waffle slab was suggested as a cost saving measure and they had no issues with recommending the screw pile solution. So in the end, we have screw piles to 3m deep. And no extra charge thankfully. Funnily enough the houses both sides and behind us have either screw piles or concrete piers as their foundations. 2) Painting. First round that was presented to us was shocking. A fair proportion of the house has been repainted and there’s still lots of little touch ups to be done. All of the overhead kitchen cabinet doors were replaced due to the painters overspray. Paint on carpet, laminate flooring, tiles, stone bench tops, windows, blinds, light switches, down pipes, and gloss paint on the walls from touch ups to the skirts and arcs. Just an absolute dogs breakfast. Other than that, not any major issues but lots of little ones. James (Construction Supervisor) has been great though - we’re pretty fussy and he’s handled most of our requests well. Our defects list prior to handover is now down the three items (paint touch ups being one item), and we are hopeful that these will be finalised in the next week or two. We engaged Darbecca (Independent Building Consultant/inspector) who have highlighted many issues that all the volume builders usually get away with. So many corners could have been cut if we didn’t have Darbecca keeping Fairhaven honest. We will 100% be using Darbecca on our future builds and can’t recommend them highly enough. Hi Nathan, We are also building with Fairhaven in Melbourne South East. We are building Bronte 191, our land settles on 1st June, we have been told that construction should begin early July and should be completed before Christmas. When did they start building your house? How long will it roughly take to handover you think? Just trying to get an idea of the build time with fairhaven. Which 2 story design did you use? I'd love a 2 story haha. Since stage 7 has been pushed back until maybe august / September we're starting the look at designs again. Sheridan are out (they changed the design since last year) and we've been looking into 8 homes but having a quick look at fairhaven they have some really nice designs too. wedge117 Hi everyone Exciting times ahead for us all The estate is quickly going ahead now We used Julie @ Town Hall Conveyancing for our land settlement Bisinella's contracts are standard Each builder is different As for site costs ours was fixed About $13,000 We are building double story We have a few variations to the standard build but Fairhaven were good with alterations as they had lots of options on the plans which was pretty reasonable Each land has its own rating but I believe the BAL rating has been lowered and no longer at 12.5 which saves u money Also some builders will charge for recycled water but it's a requirement for that estate Re: Fairhaven Clovelly 225 at Lara Views 37Jul 04, 2018 11:42 pm NMD We have our handover booked in - Thursday 31st May!
